I'm hesitantly optimistic about it. Jack London does need an anchor draw, and that space is definitely a hub. The concept... is questionable. "Upscale" bowling often draws a hood crowd trying to ball on a budget. Fights, etc. often spill out. Arcades often attract a lot of teens with no parents, which generally causes problems. It's also from a fairly generic "concept management company", not very Oakland. Still, it seems like a great place to take kids, but still have fun as adults and hopefully it'll create a vibrant anchor without too much of the issues that can come with it.

I would think they'd hire private security to try to keep the riff raff out, but maybe not.

The square already has its own private security that patrols day and night so I wouldn't be too worried about it. I think it will do well and certainly be an additional draw to the Square. I can however see it being a before and after movie hang out spot. Think of that as you will. I personally don't see that as a problem.
