Default Dublin Condos and HOAs

We have been hunting for locations right on BART and found that there are new condos built right on Dublin/Pleasanton line.

The plans look great but a 2bd 2ba is around $575K 1200 ft and comes with a hefty $450.

There are some condos an exit away that are about 75k cheaper...but I do like the design and convenience of the ones right off the station.

Any thoughts on whether or not they're over priced? Do you think the HOA is too high? I think it covers water, sewer, gas, and common areas with a gym facility.

In this area, I think that $450 for new condos in Dublin is about right. I live in a 25 year old townhouse in Pleasant Hill and pay $270 and it goes up every year. It covers landscaping, water, has a pool and tennis courts, earthquake insurance and I get a new roof when its time. Does not cover garbage or gas. As far as the cost of the condo itself, that is a central area so you are not going to find anything much cheaper in that location. Good luck!

yea thats about right, if you dont like the price, try livermore its slightly cheaper.
