Default Dublin or San Ramon?

Hi, we are currently looking to buy a townhouse in east Dublin (the new house area) or San Ramon Windereme. I found 1 in both area. Just can't make up the mind which one should I go for. Both has 3 bedrooms and extra loft. Dublin in 1700sq and san ramon is 2000sq. The property tax is very high in San Ramon 1.7% and Dublin is only 1.13%. I will guess their appreciation will more less the same in the future. Anyone can give me some suggestion or opinion??thanks.

Status-wise San Ramon is generally considered the better city between the two. Dublin is trying to shape up, though. I've seen a number of recent modernizations of shopping centers in Dublin.

If you're into community services, San Ramon is the superior choice. They have a lot more community offerings, public education and so forth. Neither city has it's own Community College, but San Ramon just built a satellite campus for Diablo Valley College, and it's literally right across the street from Windemere. There's also a brand new library and community center there. I, myself, take an improvisational acting class there.

On the 4th of July San Ramon has a huge show at their Central Park. Dublin, on the other hand, still has legalized personal fireworks. Some San Ramon natives watch the show in their city, and then go to Dublin to play with their own fireworks. Fireworks are illegal in most East Bay communities.

Commuting:
In Dublin you will be closer to the freeway. However, if you need the 680 more, then being close to 580 will only prove a frustration. If you need 680, you'll be somewhat far from it at Windemere, but it will be less frustrating to access than it will from Dublin. Dublin does have a BART station. San Ramon does not.

If you have children, San Ramon has better middle and high schools than Dublin. Do not misinterpret this, but Dublin schools are still very good. The reason behind this may be the fact that there is a lot more funding coming from property taxes, hence the higher property taxes and better performing schools in San Ramon, though I may be wrong. I am not sure how much the townhomes that you are looking at cost, but you can definitely consider an older single-family home in the $500,000 range. Plus, you would get a larger lot so that you can expand your home in the future, whereas this is something that cannot be done with a townhome.

Eastern Dublin is good. Dougherty/Tassajara. San Ramon has better schools.

East Dublin is very dense and parking can be an issue, so be sure to check out the situation for whatever home you are looking at. San Ramon schools are better than Dublins and the city is generally considered nicer in most respects. Dublin is growing rapidly and has some growing pains but is still a very nice place to live. They are in different counties (Dubin in Alameda, SR in Contra Costa) so there are differences when it comes to services, etc. Dublin has alot of shops and the theater and such but if I had to choose I'd live in SR and play in Dublin.
