Moving to Tracy
Im currently looking to purchase a home in Tracy and will be working in Livermore soon. I would like to know what areas to avoid living at. I grew up in Salinas and live here now. I have 2 young boys so im trying to get them away from gangs, and crime before its 2 late. So I dont want to move to an area that is just like Salinas.Thank You.

If you stay in one of the newer developments you should be fine. Just to let you know the home prices in Tracy have dropped like a rock and continue to drop. I would make lowball offers on all houses due to the fact that the value will most likely drop over the next couple years.
The communte is pretty bad on 205, but will be better once they finish expanding the highway.

They just approved some funds to expand 580 between Pleasanton and Livermore and add carpool lanes, so that should help as well - if only because the backups won't extend all the way through Livermore anymore.

Most of the newer developments (1990+) appear to be safe neighborhoods and probably are. Keep in mind that many of these neighborhoods have lots of families where both parents commute to the Bay Area. Good folks all around, but not around to raise the kids.
Those kids are emerging as the new "middle class" gangs and can be a bad influence in a "good" neighborhood. These kids, not traditional "gangsters" tend to be the source of graffitti and drugs in the middle class neighborhoods. The problem isn't too bad in Tracy, last I heard. Rather than age of the neighborhood, I would look to see how many people are home at a reasonable time.
If you can move to Livermore, I would do that. Schools are generally better and I think more people work "closer" to home.
Also, with the schools, newer is not always better. Tracy High has better academics than West. Not sure if the same holds true to K-8 levels.

I moved from Livermore to Tracy.  If you can at all afford Livermore, go there!
