Default Benicia: Real estate down by how much?

In the last few years, can someone tell me how real estate has done in Benicia? Has it dropped 20% or more since, say, 2004?

Default Here are the Stats for Benicia

2004:

Average Days on Market: 37
Units sold: 434
Average Sales Price: $495,686

2007:
Average Days on Market: 93
Units Sold: 274
Average Sales Price: $540,200

This is just for end of '07. The prices are continuing to drop. We are heading into the 2nd quarter now, and Foreclosures have skyrocketed, which will bring down the home values even more. If you are looking to buy this year, it might be a good time. And you should be able to get a great deal. I can help you if you need. We are looking at Benicia as well. Homes that sold for 1.5 Million are now in the high 700's. Sounds like a good time to buy there.

Talking Benicia's still great

We're about to list our home for sale in Benicia and it's held its value very well compared to other areas - like Vallejo and Fairfield. We want to stay, but need more square footage and we can't afford the bigger homes here. So...we're moving to southern Fairfield in the Green Valley area. It seems clean and the elementary school is very good, but the junior high and h.s. aren't anywhere near the Benicia school offerings. So it's a trade off - more home, less school and community. If given the choice, we'd stay in Benicia for certain. No crime, great neighbors, weekly seasonal farmer's market is fun, lots of street festivals, free movies on the lawn in the park downtown in summer, etc. The community offering is long and great. It really is a "small town" mentality offering good schools, a strong community feeling, and very very safe (can't comment on how many times I've left my windows down and everything's still on my seat on the morning!). And if you can afford it, stick to the west side closer to downtown. It'll hold its value better than the other parts of Benicia and you can walk to all of the great street festivals. Although we're a trek to downtown, our house is walking distance to a bay front park which is also great. Good luck!
