Default Modular/Pre-Fabricated/System Building?

Just curious, what is a good modular/pre-fabricated/systems building home dealership in the Bay Area that is NOT overly expensive and can be used in placed in site-built construction? In other words, I am not talking about mobile homes or manufactured homes in trailer parks.

I have heard of Altamont Homes, but not very good things about them, so they are off my list. I have also heard about Michelle Kaufman Designs, but not from a third-party perspective. They are also expensive, though environmentally-friendly.

How are Genesis Homes and their quality in California? Are they good or bad? Are they cost-effective?

Okay, maybe I should clarify my question. Anyone on this forum had experiences with purchasing modular units for permanent "custom" residential construction for homesites, preferably outside of mobile home communities?

Who was the dealership and who was the manufacturer?

How much did it cost you per square foot?

How was the experience? Would you do it all over, or would you choose site-built methods?

You should probably ask this in the appropriate forum. I suggest the House forum. What I can tell you is that most municipalities in the Bay Area won't allow anything that isn't stick-built unless it's in a mobile park, even if it's a modular home that otherwise looks to the uninformed like a normal frame house. You'll really need to do your homework when it comes to local laws.

About 12 years ago a realtor that owned two plots of land across the street from me in Oakland, put up two mods, and sold them. CHEEP.

And they look it. They are horrible looking things and one of the is sagging in the middle.... and their value stinks.

So it's really a caveat emptor thing.... before you commit, find out where some of these places have stood the test of time.
