I lived there for over 2 years, and actually did like it! I was in the small section west of 101, off University Ave - a little bit nicer than "deep" EPA, but definitely still had some of the problems. We had a few fatal shootings during that time, two right in front of my complex, but otherwise it wasn't so bad. My neighbors were mostly very nice, we had a 7-11 on the corner (always good to have), and I personally never had any crime problems... my dog & I walked every night, but usually through West PA a few blocks over. The best part was that I only paid $900/mo for a 2-story townhouse, and they couldn't raise it because of EPA's rent control. I wouldn't recommend living there if you have kids, but I think it has some positives.

Gizmo if you could tell me the name of your gated complex, that would be great! lol , or the name of any other places that you think would be safe to live at in EPA...

My complex was called Newell Square, I believe, and was located at 30-40 Newell Rd. The managers could be a pain sometimes, but rent was cheap, my neighbors were cool, and security was decent. The one next door (20 Newell?) was pretty nice, as were the condos at Bayshore & Embarcadero - but I think those were both for purchase only. The rest of that area is very iffy, and I'd probably avoid the other complexes on Newell or Woodland. Ours was the only one that didn't accept Section 8, so I think that had a lot to do with it... nothing against Sec 8 people in general, but it does often bring a bad element. They also built some nice new housing on University, just east of the freeway (101), but I'm not sure how they are. At the least, you'd be near IKEA and Best Buy!
