Default Commuting to Orpheum Theater from San Mateo

I'm moving to the San Francisco area in Jan to work on a show. I'm very excited but also nervous to find affordable housing in a neat area. It seems that living SF proper is not affordable with the many criteria that my family has. Here's my criteria: 1) as sunny as SF can get, 2) commutable late nights by train within an hour, 3) under 1500 a month.

Someone has mentioned San Mateo, but I can't find out if I can commute by train, only by bus. I would love a link that explains the various public transportation groups, or just a little help.

Try their trip planner, and it will tell you exactly how to commute... you can take the train from San Mateo, either from the Hillsdale or Burlingame Ave (on the border of SM) station. Btw, I grew up in San Mateo, and it's a nice place to live. Try aiming for San Mateo Park, the hills, or nearby Burlingame - and check craigslist for rentals. Good luck!
