I am a runner and usually head out early morning around 6am and I guess that should be too early for the muggers. I hope.
I have a friend that lives in the Adam's Point area -- and it's nice. It's a bit warmer than a lot of Oakland, so you can garden a bit easier. Although for a runner it's hilly as hell. But the houses are older and seem to have more of a yard. (I'm an old house fan.)

When we first moved here, we lived on 38th Ave just below MacArthur, and there was NO land between houses. We went for a ride a while ago there and I was amazed at how cramped it was, and when we got back home, it almost felt like we were in the boonies!

That's exactly where I almost bought a house - it was on 38th Ave near the intersection with Redding. Tight-knit for sure, the lots are only about 2000 sf. The neighbor's dog was barking into the house at me.

The price range I was looking at in July will now get me a starter in San Jose, so I think I'll be sticking with the South Bay of my childhood.

Things generally do have a habit of working out for the better... even if it doesn't appear so at the time...

Sorry, I won't be seeing you in Laurel

I did that commute to 10th street in San Jose for 2 years and that cured me from ever wanting to commute again!

We were at 38th and Suter. We got evicted when the landlords sold the place. We had the basement apartment (cheaper) and the upper apartment one of the landlords just had to rent it quick all the time because he was a bit close on cash flow -- and the people they kept renting to kept ditching out in the middle of the night.

But hey -- it got us our new apartment with the landlord older than Mesuthelah, and worse than Satan himself..... which led us to our own house.

Which -- as much as I complain about the neighborhood, I am SO SO SO SO SO SO happy to not have to deal with a landlord, that I can't regret buying this house one iota.

A home with NO BEIGE. No tan, no taupe, no earth tones, no gawd awful flat paint, no rules, no HOA...... and in our case - no granite or stainless steel.....

Which honestly is so worth it, what ever the cost.

I am so glad to hear positive things about my hometown. I too am moving back, and reading so many negative comments almost made me change my mind.
