Default Renting a house in Silicon Valley

We are planning a move from Melbourne Australia to Silicon Valley early in the new year and after a four bedroom plus house around Mountain View, Palo Alto etc. I'm visiting the area in two weeks and was hoping to look at some current houses available to rent. Where do I find them?

I've been looking on CL and was thinking of contacting posters, but is there realtors I can talk to? Or other websites that list available rentals?

I've spoken to a few relocation agents but they charge $4k plus to organize house inspections and a lease. We may go down that route but while I'm coming over I want to see how much I can do myself before paying!

Angel - places go here FAST. You are going to find places that are available - now, not in January. Generally, landlords vacate their houses for immediate rental. Don't expect landlords to rent to you for January/February unless you are planning on paying for December/January rent. Don't forget that you'll need your security deposit, and be prepared to pay for utilities for those months too. The only chance that you have in renting for the new year, is to post a "house wanted" ad on Craigslist. Landlords will answer your ad - just be really clear on the area that you want to rent, you will get a ton of responses from all over the south bay area, good and bad.

The rental market here is very hot and places are in high demand. If you wanted to do a property search from another location, do your research and plan to spend at least a week here locally, to view properties, get a feel of the area and make a decision.

Hi Angel,

We moved from Melbourne to Belmont 9 months ago, and I had to be very 'aggressive' getting a place for us. It took 4 days to find a place, and we ended up paying $50 more than the asking price in rent per month. We had to show our Aussie bank account balances as we didn't have credit history here. You have to move real fast, and it's not a done deal until you have the landlord signature on the contract.
I have a blog at resettleus.com if you want to browse other advice, but your trip here soon will just be to find the right neighborhood, not line up a house.
Also, the rent we receive on our Melb house in Ivanhoe does not cover our rent costs here, so be prepared to spend a lot for a nice house.
Cheers, Karina
