Default New Homes - Sundrop Circle in Milpitas

Dear Experts,

My wife and I have been doing house hunting for our first home since about a year now, but we havent been lucky to get the right house, and if we do it is difficult to compete in this market with lot of cash buyers.

This week we visited a new home community Sundrop Circle located in Milpitas, the homes are priced from 730s to 800s k. We liked the layout of their homes. But ee are not much familiar with the location since we have mostly rented in San Jose/Santa Clara area. We were hoping to get our few questions answered before we would make a final decision.

1. Is it a good investment for future perspective?
2. Is the location good to raise a family?
3. Will the value appreciate in near future? or will we be overpaying for Milpitas?
4. The elementary school is improving every year (Randall Elementary- API 790). Is there scope of more improvement to this school.
5. The future BART project and Stadium coming in Milipitas - will these -ve impact on the pricing?

We would really appreciate your quick inputs on this.

It is so close to the freeway and busy local main road. I suggest you go there in the morning (7-8 am) during weekdays and feel it yourself.

As mentioned in the previous post, it's right next to I-680 and Calaveras Blvd. which are major commute thoroughfares. Traffic and noise may be an issue.

On a side note, rest in peace Cal Skate.

Noone can tell you how much or if these homes will appriciate a lot in the near future in the long run yes they will appriciate. Milpitas has good scores in the elemantary and middle schools but the high school has as okay score. So I would imagine the scores will go up in the high school as the younger schoolkids enter the high school. Milpitas is a mixed bag with uppermddle class families and low income families living in low income housing. Milpitas often has a strong unpleasant odor because of it's proximity to the bay marsh lands, the city dumps and the San Jose sewage treatment plant. Those do look like nice homes will nice amenities the 3 story zero or near zero lot homes are very popular with builders in the bay area now. How much will the hoa dues be?

You might want to check out the commute. Sunnyvale/Santa Clara are more centrally located for jobs, while Milpitas tends to have definite commute directions that might make traffic around there pretty awful in the morning and evening.

In the past, neighborhoods with yards (land) tend to appreciate faster than zero lot neighborhoods. Those houses with yards give owners room to remodel, so they are considered more desirable.
