To the landlord, what difference does it make? Are pitbulls more destructive to property? Is the landlord liable if the tenant's dog bites somebody? I don't understand the business motivation.

This is Ca. Anyone can get sued. Someone gets bit and want's to sue, they go after everyone they can , esp those with the deeper pockets-usually the landlord, not the tenant.
Also some insurance companies won't allow pitbulls and any landlord with a lick of sense will want to have insurance.
Both of those are business motivations.
