Tracy isn't that big of a town. I'm not super familiar with specific neighborhoods, but my brother-in-law lives in Tracy. His neighborhood seems pretty pleasant, with larger houses. They live just southeast of Tracy Blvd and Schulte Blvd.

Tracy is a safe town overall. The biggest problem Tracy residents have is that many of them have to commute to the Bay Area for work which is a nightmare. If you don't have to commute, your life will be exponentially more pleasant. I don't think there are really any "bad" parts of Tracy, just maybe a bit more rundown and older.

Tracy is also not too near San Jose. Isn't there a "central Valley" forum?

You could post this in the general California forum and maybe get more specific info. (scroll down past the cities listed)

Otherwise, I was thinking you might want to contact a realtor in that area and ask them. I did that when I was moving to a different city/state (Nashville, TN) and the real estate agent was really helpful. No doubt she was hoping I'd buy a home eventually, but still, she was a great help. I was honest with her that if I was to buy, it would probably be a few years down the road, etc., and she said she didn't mind. She actually drove me around and even bought me my first White Castle burgers :-)

Tracy has become a "Bedroom community" for San Jose. That's how it goes.

mountain house is a very nice community in Tracy. It is on the outskirts right before the Altamont. it is a planned community that is only about 8 years old. Don't know how close it is to Sutter but tracy isn't really that big and if you were working the normal 9 to 5 shift you would be going against traffic and you would be able to get anywhere in tracy within about 15 minutes.
