We currently live in Milpitas and are looking for a 4bd rm house. Our kid is in Curtner school in Milpitas and we like the school. We are looking for a while but the inventory in Milpitas esp in Curtner area is low. So we are thinking to expand our search to areas like Cambrian Park, Campbell. As far as commute is concerned both these areas are same.
We are at the moment debating about 2 properties, but the real debate is Milpitas vs Cambrian.
First house is 683 Shetland Ct, Milpitas CA. It is a 3 bd room Shapell home with a big lot. I am guessing this prop will sell over list, and will need to add 4th bedroom. But the location is upscale. It has the same schools as my current home so no change for the kiddo.
Second home is 1460 Luning Dr, San Jose, CA 95118. Nice sized home, seems to have good schools, checks most of the boxes we have set objectively. But it is an older home and is in Cambrian which is a bit unknown to us.
How would you go about it?

There was actually a thread regarding the Cambrian area just a few days ago, if you search you will most likely find it.

Bottom line, Cambrian is considered a semi-prestigious neighborhood of San Jose, due to being bordered by Los Gatos to the west, Willow Glen to the north, and Almaden Valley to the south. Super safe area. Good schools from what I've heard. Demographics are mostly middle-class to upper-middle-class white folks.

I would not hesitate to recommend this neighborhood to anyone who asks "what is the absolute safest, worry-free, good-schooling neighborhood of San Jose?"

I completely agree with Bobby's assessment of Cambrian Park.

You can't really go wrong with Milpitas either though. Some parts of Milpitas are dumpy (no pun intended), but overall it's a very safe, quiet and clean city and has decent to very good schools. Two of my nephews also attend Curtner which is an excellent school.

The house you're considering in Milpitas is in the same neighborhood my brother lives in, literally two blocks away. It's a great area. Honestly, Milpitas is a much better value than Cambrian Park.

I guess it's really subjective at this point. It also depends on where you'll be commuting to work. I used to live in South San Jose so commuting to many Bay Area job centers can be tough. Milpitas is in a very central Bay Area location for commuting whereas Cambrian Park is somewhat far to most jobs.

I would agree with all of the above. Then you also have the highly regarded Good Samaritan Hospital at the west edge of the neighborhood, too. Campbell with its Pruneyard center and the Los Gatos Creek trail are close by, too. It also has easy access to Hwy 17 for occasional getaways to Santa Cruz and Capitola. Cambrian Bowl is one of the cheapest in the San Jose area...that is what my nephews tell me, anyways.
