Yeah, it is what it is. I feel for the Milpitas folks too, but being the bigger city does have some benefits. San Jose, like San Francisco, do not bat an eye when it comes to strong-arming their smaller neighbors.

Have you considered Berryessa - 95132? Excellent schools and easy commute to santa clara. SFH at $850k i sstill doable.

We are now considering a home in the Evergreen area (north of Quimby, west of Murillo), and it has a good elementary school. The neighborhood seems nice, I had a few questions:
1. This home is pretty close to the Sikh temple, I want to know if there are any noise or traffic issues because of the temple.
2. I'm not sure about Quimby middle school but high school seems ok. I'm wondering why the middle school is rated 7 when most of the feeder elementary schools all seem quite good.
3. Whatever forum I visit, I see people complain a lot about commuting from this area... and also that it is isolated and surrounded by not-so-good parts of SJ. Yet, the prices of homes here are quite high. Would selling a home in this neighborhood be difficult? I also read about crime in the area but didn't see many reported incidents. Is that the general perception though, that this neighborhood is not as safe?
4. My wife works in Palo Alto and I work in Sunnyvale, how bad will be the commute?

We originally started looking for homes in Fremont (anywhere in the peninsula with great elementary schools is out of our ~$800K budget unfortunately) but even in Fremont, homes in good neighborhoods are quite expensive (1M+). We then started looking at San Jose... mainly in Evergreen, Cambrian and Almaden Valley. I don't think we will find anything in our budget in Almaden. The neighborhoods and homes in Cambrian don't look as nice as in Evergreen but I see forum posts that almost always recommend Cambrian over Evergreen. What am I missing?

Any insights will be very helpful.

Thanks!
Whether or not you think Evergreen is more attractive than Cambrian the fact is that price per square ft in Cambrian (95124) is considerably higher than Evergreen. Evergreen is $473/sq ft and Cambrian (95124) is $665/sq ft. You can get more for your money in Evergreen so maybe that is more attractive.
