Bernal Rd and 101 are on the South East side of town. There is a lot of expansion on that end of San Jose. Some of the new developments are affordable (by Bay Area standards) but the neighbors might be Section 8 (if that doesn't bother you, then go for it), and other new developments are very pricey (like the Almaden area). In order for you to get to work in under half an hour, you would not want to live any further north than maybe Tully Rd and no further west than the 85.

LOL... I live off Tasman and First (just south of Alviso) and the smell from lovely Alviso some nights brings back memories of last week's dinner and the cat box!
However, the Alviso area is actually a pretty decent place to live. The library is great; there is a golf course driving range; and apparently a Target store is being built soon. Plus, it's only 10-minutes from Milpitas, which is great!

My friend in Orange County bought a house below market rate via Lennar Corp..
It is a special program called affordable home program .
I am wondering anyone knows this program in San Jose area you could share ?

My friend in Orange County CA bought a house below market rate via Lennar Corp.
It is a special program called affordable home program .
I am wondering if anyone knows this program in Bay area you may want to share?

A lot of BA cities have BMR's.. San Jose and South San Francisco come to mind right away.

I would recommend SW San Jose, areas like Los Gatos, Campbell, or the bordering neighborhoods. These are nice areas with lots to do but they are expensive. If you want cheaper you can consider Almaden, but it's not really "happening."

San Jose has such a program. In many areas of San Jose, the developer must provide 20% of the units being constructed as affordable housing or a pay a fee. The following document lists the current projects (recently developed, under construction, or proposed) in the greater downtown area. The 2nd, 3rd, 4th, and 5th pages of the document list the number of affordable homes in each project.

mostly plz stay away from areas especially 95122, 95121, and some of 95148 (north of quimby). rest of areas are not as bad. fights at schools, gangs, many of crime drama occur
