Sole garage. Yes space for two cars. Driveway.

Space has heating and cooling but is not well insulated.

Do you mean that the space for two cars is only on the driveway? Or that one space is garaged, and there is room for another car, but it is only on the driveway?

Most localities with which I am familiar require off-street, enclosed garages for two cars, unless the houses are older and it was typical for them to have 1-car garages when the houses were built.
