Default commute to Sunnyvale from Blossom Valley or Berryessa

Hi, we're researching our options for relocating to CA. My husband will be commuting to north Sunnyvale. Both Blossom Valley and Berryessa seem like nice areas that would be easily affordable for us (we have a large family - need at least 2000 sq ft, closer to 2500 is better).

When I map these areas, the commute shows up as 25-35 minutes (going 9-14 miles), with up to 45 min taking surface roads. Is that realistic?? A 30 minute or less commute would be ideal.

We're trying to stay under $1M. I saw some nice listings near Vista Park in BV for 5bd, 2500sq ft, decent sized yards, for under $850K. There are similar listings in the Vinci Park area of Berryessa.

Which area would you lean toward based on elementary schools, parks, community feel, etc?

I would pick Blossom Valley over Berryessa. The Berryessa commute would be easier, but I've never been a fan of this area. Since your budget is $1 M and below, you have lots of options. You could live in Sunnyvale. The schools are good there. Mountain View, Santa Clara, and west San Jose are good choices.

Willow Glen, Rose Garden, and anywhere in west S.J. are nice areas. I love Willow Glen and the Rose Garden area.

From Blossom Valley to Sunnyvale can easily take 45 minutes during rush hour. Through a wreck into that and it could be rough.
