We are very interested in the evergreen location close to Chaboya middle school. We spoke to a few neighbors during the open houses and satisfied with the feedback with respect to raising kids, commute, schools and kids activities, groceries etc.. Everything with respect to needs and wants have been checked, the only thing that we have no insight into is, whether the homes are priced right or if they are high, as the comp analysis (that we pulled based on redfin and Zillow) on recently sold homes with 4 bdr, are around @ 700 per sqft -750 per sqft. Many of the homes have never been relisted since they have been bought which is probably a good sign of stable neighborhood. Out of the few that have been sold in 2018, the houses we saw were comparable to the sold price and remodeled well but when it comes to deciding an offer price, do we go above or below or start at the asking price? All these houses seem to have been bought in 1990s at 400k-600k. Anyone who bought a home in this neighborhood, please let us know your thoughts. Any concerns with respect to this area?

Default 95135! a lovely section of SJ !

95135 is one of my favorite sections of town!
What is there not to like? People on this board will tell you it's isolated, hard to get access to the highways, have to go through bad area to get to it, etc... But that is a very small price for beautiful sceneries, relative safety, good schools, spacious and fairly modern homes, new & beautiful public libraries, and not to mention a year round popular & unpretentious farmer market meets on Sundays. In short, for the same price, homes in this area have excellent values comparing to Willow Glen, West San Jose, Santa Clara, Cupertino, etc. I am a long time resident of this part of town and I know a thing or two about it.

Up until Christmas of last year, homes in Evergreen were sold at listed price or above listed price. I am guessing that there might be a slight softening in the price considering the current slightly less heated real estate market in general. Good luck!

Checkout commute times and traffic to the areas that you would likely work. Probably okay if you work near San Jose

Good luck...I live in the area and all the houses (Attached townhouses are over 1million and Detached single family houses go for 1.5 - 2million
I’m only renting a 3 bedroom townhouse for $3400/month and that’s considered “cheap”
Ok neighborhood but you still have to somewhat pass by East San Jose to get up here.

There's condos that are $522/sq. feet- is that cheap? Or is it because it's San Jose?
