Yep. last week someone came in my gym with a baseball hat on sideways and I have to tell you the city is going to hell and I was fearfull for my life.

Smile Del Prado or Vintage Hills Neighborhood?

Just wondering which neighborhood is better, Del Prado or Vintage Hills? I like to quiet seclusive feel of Vintage Hills but I love the look of the homes and the appeal of the Del Prado neighborhood. Are there other things to consider when comparing these two hoods? Do either of them have the foundation problems like those found in Val Vista and Valley Trails? Thanks.

Note that not all homes to the north in Val Vista and Valley Trails have foundation issues.

Just be aware of the issue if you are looking in those areas. Lots of people there have never had problems. Those areas are still very nice.

LOL man I forget to check this thread for a couple weeks and look at all the craziness that ensues! Aslowdodge, your comment made me laugh so much!

Anyway, I was wondering if anybody knows how the neighborhood around Lone Oak Drive and Junipero Drive, right off of Sunol Blvd is.

I've yet to see an area in pleasanton that I didn't like.

Vintage Hills is definitely one of my favorites though...Shadow Cliffs is also nice.

The neighborhood is fine. Not my favorite, but definitely a good neighborhood. Homes seem to run in the 700K on up. For that money I liked the neighborhood around sierrawood on the west side. I used to own a home there. Older neighborhood with lots of trees. A great park with sports courts, and cheap HOA with a pool/cabana. Pretty good elementary school there to (Lydeckson)
I wish i would have kept the house now.
I also had a home in shadow cliffs. Nicer than what I had off sierrawood, but it seems lower in desirability. Homes were newer and a bit cookie cutter, so the neighboorhood wasn't as charming. But very quiet. Between the 2 I rented both and renters who saw both overwhelmingly chose sierrawood, even though it was a much smaller and older house and not quite as quiet.
When I sold both of them, sirrawood sold the quickest of the 2.

Shadow Cliffs is definitely not going to win over one of the older areas with more character. However, it is in an excellent location in that it sits next to Ruby Hill, which is one of the nicest areas I've seen in the entire Bay Area. Howes there are very cookie cutter and the floor plans are not that usable. Great location though. It's also generally cheaper and newer than the charming areas. Maps to Vintage Hills Elementary, which is a great school as well.

I don't think anyone really knows. Hopefully they do something. It's a bit depressing seeing it.
