That means there have to be landlord buyers and with the recent Covid eviction bans more landlords are selling than buying rental properties. Here in our Sammamish WA neighborhood where most lots are 12,000 sf we had the zoning changed in 2004, to allow multiple dwellings. So far one resident added an accessory rental unit next to their house, that's it. The rest of us just had a property tax increase. Most people are not likely to knock down a $1 million house even 40 years old to put in a duplex or 4 unit townhome, even less likely in San Jose where it's more like $1.3 million. What these laws will do is make the existing SFHs even more expensive, and with higher taxes, less affordable than ever.
They just want more property tax income.

Increasing crowding and traffic, more electric use, more water use and emissions going up, etc. does not seem to be of concern.

It's about density.

I think it was an error to say this is a SJ thing. I think this is the new statewide thing, and I'm all for it. More freedom for property owners, more housing for those that need it. Win/Win.

Taking another step to the socialist way of life is not a win for hard working Americans who should be able to enjoy their homes. Obama & company have pushed this for a long time now and it isn't to benefit American homeowners, they should not with hold federal tax benefits to cities who do not get in line with their political agenda. We bought our homes in safe neighborhoods because that is where we wanted to live and to change the zoning now is just one more low political trick.
