Default Alviso has come a long way

Old posts to this thread can be a bit misleading and are outdated. These days (a/o Sept. 2014), there hasn't been flooding in 20 years (sum of which was $20k), there days when the area smells due to low tide (about 7-10 days/year), there are a lot of high tech companies in the area as well as Levi Stadium, golf range, hiking/jogging/biking public park that stretches around the bay from past Fremont to around to Mt. View, and shopping has gone in just on the other side of 237. There are still chain link fences on some streets. For the most part these went in YEARS ago (seems to have been a cultural thing for the early residents) and those homeowners still live there. There is little crime -- it's a small community. And, there are now a number of new homes in the area. Plus, the elementary school's APIs have really improved (2013 = mid 800s). This is definitely an up and coming, affordable neighborhood and has one of the best commute jumping off points in the county.
