The place is updated, but still on well and septic systems. It has a boat dock and swimming pool. I will be doing the home inspection in the next few days. Please provide comments for both pros and cons.

Have they said if mandatory hookup to city services is coming anytime in the near future? I had heard many of those neighborhoods will be having to do so with special assessments, so check into that.

Yes I think it is available now, and would be mandatory at some point.
My research on CD shows cost anywhere btw 4-16K to hook up.

Anyone here has experience living on Phillippe Creek or similar?

Are you sure it's on well? Most all the homes are on county water with septic, but maybe you are referring to the outer areas of the creek? I have heard the same for the hook-up. What part of the creek, will you have acess to the ICW? I ask because the creek is in several areas stretching as far back as north of Bee Ridge.

Yes, the listing said it's well and septic for Utilities.
This is south of Bee Ridge. Based on Google Map scale, it is approx 2 miles from ICW. The pictures showed car sized boats from neighbors' docks so they must be using them out on the sea or at least the ICW.

I wanted a place on SK, but this one sounds like too good of a deal to pass up. I don't want to jinx this one until I see it with my own eyes, and close the deal before updating the forum .

Update:
- Went to inspect the place on Thu Jul 15th, the inside looked good that no major work needed; The roof shingles need to be replaced, so is the AC in the near future if not imediately. The yards look somewhat like a jungle, nothing some sweat equity could not fix. The pool is in good shape since the bank decided not to neglect it.
- Last few days were for haggling with bank trying to get it to pick up some repair items without luck.
- Today the inspection clause is waived, so I guess I am on track to become a property owner in the wonderful city of Sarasota.

I hope it was an accurate inspection. My guy, did a fantastic job! He told me everything about the house, and told me when he thought the HVAC was going to reach its final stage. I think he was within a week of his prediction!

As long as you get a good inspection, I think you can plan for everything if that is done well. I would be upset if after shelling out a bunch of money, and not getting a good inspection done, that you'd have to shell out another pile of money. That would not be good.

Yes it was a pro doing the inspection. I was just there to witness it and see the place with my own eyes for the first time.
