not up to closing yet, just signing contracts then we schedule closing. the weather up there is absolutely ridiculous right now, i have lots of miserable family right now. snowmageddon followed by the ice-ppocalypse. at least schools are closed, dangerous roads!!

you are down here taking nice sunset pix and enjoying the lovely weather right? i wouldn't hurray back north if i were you!!

Did the buyers do inspections before signing a contract (I think that this is what I understand)? What inspections did they do?

We have always done inspections after signing a contract and had language in the contract concerning cancelling the contract or fixing any problems found. But I think inspections before a contract might be better.

I'm not hurrying anywhere north anytime soon!

I heard from my daughter today up in SUffolk. She teaches in Nassau. Her school did not close (That district never does), but opened 2 hrs late (No notice of it until this AM, so she still got up at 5 AM). She made the hour trek, and said the roads were fine by 8 AM. She got to her school but it was closed. The storm knocked out the power! So she drove another hour home.

Last night they had awful icing problems - now they're dealing with power outages.

yes, before going to contract you have an engineer do a full inspction. you (the buyer) can call for additional inspections that may not always be included, ie: termite, lead paint

after the inspection if there are any problems the seller can fix those up, i had a few minor electrical things to fix, then contracts. after that there is something that protects the seller but i forgot what it's called and also the buyer has a certain time period where they can legally back out... at least that's how i understood it all. i could be wrong!!
