Sunshine in PA!! (Port Charlotte, North Port: sales, how much, selling a house)

We actually have sunshine in SW PA!! Hubby is cleaning out the garage, he has the attic DONE and all the walls cleared of tools, most of his tools and things (and he has TONS) are boxed up or put where they belong.
I have packed up all the dining room breakables, cleared out several closets and cleaned out the basement.
We are going to start with moving sales in the next few weeks if the weather cooperates. I have a real nice big snow blower if any of you are interested.
Our trash men are NOT going to be happy when they come here next week, maybe I'll buy them a case of beer for their efforts?
So, we are preparing for the move, we figure we best get started so when the time comes we are ready!!!!
That's great that you're seeing warmer weather! I know it's been a cold winter. It's in the high 70's and sunny down here today. I think you're moving down to my area.
aRE YOU selling a house in PA? How is the market for sellers? We are in CT, and are a bit worried about how much $ we can get for our house that we bought in 2006.

Blakesq, We are about 20 miles South of Pittsburgh and things here economy wise seem to be going well. Our problem is that our house is 150 years old, it's really nice but does have some foundation issues. It leaks badly and we have a sump pump. We are planning on pricing the house to sell and allowing for the problems and HOPING we get a buyer. We have to pay it off and it would be nice to have a few bucks left over for some new furntiure.
We have a line on a cash buyer that has a company behind us, he wants the property but he's not making an offer as of yet and I'm a tad nervous. I've talked to him quite a few times, he says he is interested. I gave him my bottom line and he said "We will talk" but has not been over to "TALK".
Older homes in this area seem to sell if they are priced right, some newer ones are sitting a long time. We are in a very good school district so that does help somewhat.
I guess what I'm saying is that this is going to be a crap shoot. We really need to have this house sold but if not, we are moving anyway and hope for the best.
Any words of wisdom from anyone to "sweeten" the pot with this cash buyer that probably wants it for free? If he doesn't come through with an offer by mid April I'll be looking for a realtor and busting a$$ doing some painting and carpeting.

On your possible buyer--what if you threw the furniture in with the deal? People usually like it if they can get something extra. I'm assuming the furniture might not go with the house that you bought down here. You could offer to pay title.
I'd try your best to get him to start throwing some numbers at you to see if it's even worth your time worrying about it.
He doesn't want the furniture, he actually just wants the property and said he will probably rip the house down so it's hard to give an incentive to him. I'm waiting a few more weeks and asking him to just make us an offer and then we can go from there. I'd gladly give the furniture, riding mower and snow blower to any cash buyer but he doesn't want any of it.

Wow, that's a tough one then. Paying title or a huge price reduction would be my only suggestions.
I'm willing to do the price reduction to sell but don't know how much he is willing to spend for just property. What will be will be, one way or the other we are FL bound!

Its good to hear you had some sun yesterday! My kids are their way back to Susquehanna in Selingsgrove, and California PA right near you.
That is close to us! The sunshine is gone though, dreary and cool again BUT saying Spring like this coming week. Hopefully they bring the sunshine with them!
