We had a similar experience here! (In WI). Not the comps so much as our house. The appraiser's husband sat in the car waiting for her, so we knew she wasn't going to spend much time in the house. We have a tri-level, and she never left the middle floor! Looked up the stairs, said "2 bedrooms, 1 bath?" We said, no, the master has a bath as well. "Oh." never even went downstairs where there is ANOTHER bedroom and bathroom as well as a family room and sunroom! We never did re-fi so it didn't matter at the end. HOWEVER, the township's tax appraiser was much more thorough when he was in last month. Our appraisal went up $47,000.!!!

Not many people with incorrect estimates are laughing. The only ones laughing are the Zillow executives who cashed in 8 cents stock options this week for $23 - $24 and made $$$$$$$$' s profits. Spencer Rascaff the CEO walked away with $2.4m, Chad Cohen the CFO with over $500k and a whole bunch of other "chiefs" with up to a $1m each. They sure are laughing - all the way to the bank
