The other thread about unlicensed people doing work is scary. I will be down to Sarasota for the first time at our new (new to us place & need to know who to call if I need something done is a must for me. Any recommendations appreciated. Thanks

I am sorry I cannot help you but be sure they are licensed A/C-HVAC contractors and the contractor will pay for and retrieve all the proper permits to perform work from the county.

Water heater and air conditioning permits must be obtained for the replacement of water heaters and air conditioning equipment.

Sarasota is a very nice town and enjoy your home....

I really need to know WHY do you need a permit to replace a hot water heater? They sell them in Lowe's and Home Depot and my hubby is OVER qualified to install one. So what if your hot water hearter takes a crap and you install it yourself? Do the hot water police come get you or what? This may sound silly since it is required here but so many permits just to make the govenment money seems a LOT overboard.

The County of Sarasota does not require a permit to replace a water heater. They are about the only ones left that don't. Each little city has their own set of rules to follow. The purpose of the permit is to assure that your electric connection, wire size, and breaker size are up to current code. On the plumbing side they are looking at the T&P valve piping and thermal expansion device(these keep the heater from rupturing due to water expanding as it's heated). I'm a plumber and think it is absolutely ridiculous to require a permit also. The City of Venice requires a electrical permit as well as a plumbing permit to replace a heater. They also require an electrician to make the connection to the heater. Electricians are lovin' this, easy money.

How is a licensed plumber going to compete with the handyman or homeowner who just runs to HD or Lowes and does it himself without a permit?

As for A/C contractors go I like Guy Peluso in Sarasota, father and son team have used them on my 7 rentals for 13 years.

Good to know that Sarasota County doesn't require a permit. I mean really, if your hot water tank goes on lets say late Friday, would you be expected to wait until Monday when the permit could be obtained from them? My hubby can fix/repair just about everything. When he doesn't know he says so and calls the appropriate trade (then usually picks their brains so he doesn't have to call them again).

We had a small hot water heater problem last weekend and hubby fixed it. It was a stuck thermostat but inquiring for the future. Thanks!
