I'm researching the Venice area for retirement once our kids are in college and would like to be in a gated community that has a mixture of ages, not age-restricted. I like the idea of the relative safety of a gated community with resort like amenities such as those offered in Stoneybrook, for example. I know nothing about Nokomis... can you expand your comment above? I don't know enough about the area to know what you're referring to. Thanks!

Every so often a story will come out about a house being used as a meth lab. I think it is more in the un-gated communities. If I recall there was a drug bust in South Venice not that long ago. South Venice has a lot to say for it if you don't want HOA rules, but your house can be next door to one that is not so nice and other than enforcing the county codes there's not much you can do about it.

I would suggest looking into IslandWalk. It has most or all of what you're looking for. They have both new build as well as resale in there.

Here are few other options.

Venice

Whitestone at Southwood, Community heated pool. HOA of $601 quarterly.

Ventura Village, is gated and has a community pool and clubhouse. HOA quarterly of $254. Ventura Village is a new Kimball Hill subdivision on SR 776 just after you turn off to drive toward Englewood. Its location makes it convenient to both Venice and Englewood and just five minutes to the beach. Woodmere Park, the library and ample shopping and restaurants are nearby.

Kimball Hill is a major U.S. homebuilder of affordable housing with neighborhoods in eight states. Both maintenance free single family and paired villas are available. Bottom line...
Regardless of the walls and gates, drug use and abuse is rampant at our local high schools! Venice, Pine View, North Port, and Englewood ALL have kids selling, buying, and doing drugs in camps during school hours! Anyone who tells you otherwise is lying to you and themselves. This growing culture puts our society at risk for countless crimes. It's a national epidemic, not limited to our quiet communities.

Walls and gates help, till you realize there are druggies of all ages living inside the walls bringing others over to play!

Living in South Venice for me is like where I grew up in New England. We didn't have ANY gated communities up there, anywhere. Yes you can be next to a mansion or a dump. I like the freedom. I have a separate workshop which you can't do in a gated. I can park by boat, camper etc in my yard. I have a boat ramp and a beach ferry right down the street. I think of it as "eclectic" . Now we did have trouble with meth and grow houses but they are gone now and most new buyers and spent $$$ on the properties so we are on an up swing. North Port was known for grow houses for awhile. Most of NP is not gated. another in between you have to be aware of is deed restrictions.

North Port gets heavy handed about things in your yard or work vehicles, things like that. Un-mowed grass. Cape Coral is the same way. When I lived up north we didn't have any of these rules but most people were good neighbors anyway. I guess in Fla. you sometimes need to have rules to enforce good neighborly behavior or you live behind a wall.

I'm not against gated and will consider it when I get more feeble. Back in New England every community was similar. The doctors and lawyers lived in Lexington, Mass. The plumbers and electricians live next door in Burlington etc. Down here we have all different economic levels in the same area. So to keep us apart we build private communities. I have a theory that Publix charges more $$ to keep the Walmart people out. They just built a road just for the Boca Grande $$$ crowd so they won't have to drive through Grove City (dump) on the way to Gasparilla Island and that golf cart and toll booth area. Yes they have a toll booth to keep you out.

PS; Islandwalk , Gran Paradiso etc is in North Port now - not Venice. Some people didn't like that on the address and complained. Gran paradiso in 2009 looked like it was going down the tubes but now they are building full blast now.
