The media just LOVE that word....."bubble" and it took the writer to the 4th page to mention that the modest price increases we have seen are probably more a function of how ridiculously low we fell when one considers that "we" are still Florida and there are still thousands of people who want to come here. It is a *normal* market when we have appreciation, not a bubble. It is so much more difficult to get a loan now compared to the big boom time that it is nearly impossible to have another repeat of the past. Just having a few bulk investors buying up properties for rentals won't change that. If they were buying and flipping, that might be a different story but it would still require investors with deep pockets.

I'm not a real estate professional, but there is definitely a feeding frenzy that's bound to end when the demand is met. In the wake of the housing crash, there has been a backlog of buyers in the pipeline waiting to cherry pick property. I think home buyers and speculators waited to see if the world was going to end between 2008 and 2011, and when it didn't they decided to jump in with both feet.
