if you read back no one said anyone was stupid for buying an older home, it was the ridiculous statement that started it, many people do not want a new house. that was definetly arrogant to presume what others want.

We listed at $750K and had an full price offer on the first day and lots of interest. Buyer walked due to cold feet 72 hours later. Since the home had so much interest, we raised the price to $770K and again had an immediate full price offer. The house did appraise 20K less than asking. The buyer asked for a reduction and we refused. Buyer followed through and purchased anyway. Selling price was higher than others in the neighborhood. We are happy it sold so quick but we are left with the feeling we were underpriced. It was FSBO, so that is a possibility, but it was substantially more than we paid two years ago.

Bottom line, if your house shows a nice as you say, the right price will move it. All folks who saw the house said it was the nicest they saw at that price point. (Note the previous owner had paid more than 1.3 million in 2005, we picked up as a short sale at less than half price).

Your house is worth what the market will pay. It's as simple as that. It is not worth what you think it is but what the potential buyers think it is.

Now, that I say that, it also helps to have a good realtor who sells a lot in your area/community. I sold my house in Orlando a little over 2 years ago, right in the middle of this recession mess. Our first realtor was fired after 3 months. We went with the "top dogs" that sell in our country club community. He had a full price offer in our hands in just about a week. We were shocked to say the least.

Yes, the realtor makes a big difference. I remember when I was looking for homes - not in this area - but, anyway - I would call the number on the sign and they would take a very long time to get back to me or not at all - right away the home was scratched off my list. If I am selling a home I want the realtor working night and day to sell it -and returning phone call right away. A go getter and aggressive realtor is what I have had success with in all my home sales.

Also - there are other things - do you know if any sex offenders live near you? - that is a deal breaker for anyone with kids or any decent people in general.
Are your neighbors homes messy and run down?
Was there recent crime activity near your home?
Are you on a major road, near an electrical transformer or tower, or very close to an airport? All no gos for many.
Are you in a flood zone with insurance going up dramatically?
