Anybody know anything about this neighborhood? It looks a little far off the beaten path but pretty nice, with bigger newer homes. We have a big family and one of our kids will be at Pine View though, so wondering about driving distances, commuting, etc., and just the overall reputation of the neighborhood. Thanks!

The location would be a deal breaker for me. I wouldn't want to be that far east of 75.

I had one kid who graduated from Pine View and another who attended for about six years. I drove them from North Port up to the school for many years and the drive did get tiring after several years. I would suggest staying as close to the school as possible. If you took I75 your drive time would be about 25 minutes. My drive time was around 35 minutes.

The Hammocks is a beautiful community with many of the homes overlooking lakes, pretty foliage, nature preserves, a fitness trail and larger lot sizes and homes. Many of the homes were built by Coachman Homes or Tivoli Homes and are newer. It is gated, has a playground and I believe the HOA runs $1080 per year. Most of the homes are 2000 sq ft under air or larger. The community does not have CDD fees.

If you wanted to stay closer to Pine View you might want to check out the Rivendell community in Osprey. Many of the PV families live there due to the close proximity to the school.

For me? Yes. Everything I do is west of the trail. Rarely do I get on I-75 unless I'm going to the airport.

As you can see from other posts, driving distance is all about personal preference. What is too far for me may not be too far for you. I will say, however, that most of our friends who live east of 75 (mid 30s who bought out that way due to bigger/newer house for less than west of 75) somewhat regret it. What happens is that you think it is not too far, but the endless commutes to do things in Sarasota (most things are near the water - i.e. beach, downtown, museums, etc.) gets tiresome and old. I actually graduated from PV and attended the old Sarasota location while living in Nokomis. I had a much longer commute than most of my friends and it was certainly a pain. Just something to consider.

It's not the distance, it's the time it takes to travel the distance. With lots of traffic lights and 35 mph speed zones, not to mention traffic, traveling from east of I75 to western Sarasota can take more time than you would expect.

However, if you are close to I75 & Bee Ridge and need to go north or south 2 or 3 exits, we are talking minutes.

Travel times to Pine View school in the Osprey area from The Hammocks is going to take longer than you would think due to routes, traffic, lights, etc.

If you don't want the commuting hassle, you may want to look at neighborhoods in or closer to Palmer Ranch.
