I have visted Englewood for many years on vacation and my borhter and his family live thier. I plan to purchase a house and rent till I retire in 3 years and move down. I have found some great potential houses in Englewood, Rotunda West, and the Community of Gulf Cove area.

I really need a screened lanai but a couple of houses I really only a have a concrete patio with no roof I hate to eliminate them untill I know how much adding a screened lani (including roof) would cost. Does anyone have any ideas. Will be coming down to look at houses at the end of June looking in the $100,000 range plus or minus.

Not sure if this post should go here or to the PtCh area May post to both if thats allowed

For a metal pan-roof type screened enclosure, you're probably looking at $6-8k with the concrete work. If you want to extend the shingled roof, then double that.

So, with your budget- I would try to find something that already has it in place.

I would recommend purchasing a home with an already existing lanai if you want one. Here is a list of homes up to $100k. You need to look into age of home and flood zones for homeowner insurance. That might make a difference in what you decide to purchase as well. Click on the images below to view larger.

Whatever the cost difference for a lanai that "speaks to you" - it's well worth it.

We get more enjoyment and use out of the lanai than any other part of the house - that's why we move to Florida, right?

I agree, we use the lanai more than any other "room" and use it even more now that we added the pool.

Yes, but $6-$8K for some aluminum framing and screen??? I'm having concrete poured at my rental house this summer in the hopes of adding a "screen room" or "lanai" later. But I'm only looking at something in the neighborhood of 10'X14' and a "do it yourself" building kit. Is this a bad idea or am I overlooking something?

I have seen all the materials you need to build your own screen room at lowes and Home Depot, no idea of cost comparison but I'm sure it's a lot cheaper to do yourself. Just check to see if you need a permit where ever you are.

You will need a permit and it will have to be built to hurricane codes.

I was thinking the same thing... I'm sure there are countless websites and youtube vids with detailed instructions.

Offer to help a friend build one, first. That way, you can get some practive in - and the lanai that shows your learning curve will be stuck to someone else's house.

Oh, yeah, and "Permits."

Florida is BIG on "Permits," and not just the kind you catch on a 9-weight Fly Rod.
