Macrodome2 gives a pretty good list. Check out Grand Palm also. It's near the East end of Center Road across from Stoneybrook. They are more generous with nonresidential space and have a large central lake with and island and a Kayak rack. It will be more expensive than Stoneybrook.

Venice
The Venetia is a gated community that has a heated resort style community pool, fitness center, tennis courts. They have a quarterly HOA fee of $590 depending on what section you're in. Venetia is situated on 322 acres just west of Tamiami Trail and south of Jacaranda Boulevard. Miles of walking and bike paths, pedestrian bridges, boardwalk with gazebos for enjoying nature all surrounded by lush landscaping and unlimited lake views. HOA is $910 per quarter.

Whitestone at Southwood, Community heated pool. HOA of $601 quarterly.

Ventura Village, is gated and has a community pool and clubhouse. HOA quarterly of $254. Ventura Village is a new Kimball Hill subdivision on SR 776 just after you turn off to drive toward Englewood. Its location makes it convenient to both Venice and Englewood and just five minutes to the beach. Woodmere Park, the library and ample shopping and restaurants are nearby.

Kimball Hill is a major U.S. homebuilder of affordable housing with neighborhoods in eight states. Both maintenance free single family and paired villas are available. Models include one and two story homes with a selection of various floor plans. Larger Heritage homes that include a 3-car garage and go from 2202 sq. ft. to 2954 sq. ft. Save money, unlike some communities, no developer’s CDD fees are added on to your taxes at Ventura Village.

Don’t waste time keeping up the outside of your home. Maintenance fees include full lawn care, mulch replacement twice a year, exterior painting, roof reserves, basic cable, gated entrance and a clubhouse with a heated pool. All you have to do is relax. Stoneybrook, has a community heated pool and fitness center. HOA is $459 quarterly. The neighborhood will have 900 homes when complete. ^^^I didn't read thru this but I scanned it and noticed "Kimball Hill" in the list. To my knowledge, they went out of business in 2008 or 2009. Are they back?

You are correct, they went out of business in late 2008 after filing for bankruptcy earlier that year.

It should read Kimball Hill "was" the builder instead of "is" the builder. They did build Ventura Village.

On The Hidden Lakes Club, it's $400 per quarter instead of per month. HOA should be $1600, with a $150 Maintenance fee annual. I cant change the verbiage now.

All others should be correct. I looked them up before I posted.

FWIW, Venice Golf & Country Club, which is very beautiful, does not require golf membership, just a social membership. However as of 2014 this was not the whole story, from what I understand:
1. One-time Entry Fee of $5,000 is required for all new residents.
2. Social membership (access everything but golf): $1,665/yr - includes 2 rounds of golf/month if so inclined
3. Reserve Fee $905/yr (not sure what this is for)
4. Dining Room Surcharge: $870/yr (a dining access /clubhouse support surcharge, basically...each meal you purchase, counts toward this fee; basically you guarantee you'll support the dining facility either by dining or not, to the tune of $870/yr )
5. Annual House charge: $375/yr (not sure what this is for, and whether it varies per house)
6. Master Assn Fee: $1,800/yr (basically an HOA fee; covers things like VGCC grounds maint. but not your own house's yard)


Total: $5,615/yr ($470/mo.) Hope this is still somewhat accurate and that it helps others.

NOTE: Some homes in VGCC have very costly golf memberships built into their deeds that transfer with the house unless the seller or buyer buys it out at great cost, such as over a 5 year period - prospective buyers should check that out.

Venice Golf & Country Club is an equity membership community, so residents are required to carry one of the 3 tiers of membership. If you purchase a home with a golf membership you are required to keep the golf membership until you are allowed to purchase a lower tiered membership -- they have required numbers of golf memberships and sometimes people have to go on waiting lists to "downsize" to a cheaper membership tier.

The one time entry fee for new residents varies, depending upon which membership level you select.
Golf membership = $28,500
Recreational (tennis) = $12,000
Social = $9000

You are purchasing an equity membership, and when you move/sell you do get the equity portion of that membership money back. For example, for social membership you pay out $9000 of which $6750 is considered equity.

Social memberships run more than you indicated, they were $2757/year the last I checked, that did not include the $711/year annual reserve or required dining room tab. Recreational runs $3105 + $838/year, golf $6905 + $1221/year. That's not including additional golfing required fees and charges.

The master association fee is $1800, then there's the neighborhood HOAs which run between $575 to $615 per quarter, depending on which neighborhood you are in.

This is why I always tell people looking into golf and country club communities with mandatory memberships to very carefully review what types of fees you are taking on when you buy there. It can be confusing trying to figure out what is mandatory and what is not.
