And the way the city designs sewers to control rain/water runoff can cause problems
I say that because of what I have seen in my area of TX...not so much from what we have seen in FL although on days of heavy rain the streets do seem to hold lot of water and driving can be pretty hazardous if people aren't careful...

When the first nasty storms comes and camps out just off Lido/StArmands, the zoning world from Venice Inlet to CLWTR beach/mandalay is going to change enormously - if not mistaken it already did around 988/888, Beau and I think the Publix prop including the Broadway

Maybe not, but if you mentioned Ocean Blues some of us music fiends would respond instantly! 8

That's a great neighborhood. It reminds me in some ways of the Old Town area of Alexandria VA, from which we just moved to Lakewood Ranch. We can't walk to much of anything out here, but we can make it to Main Street or the Blue Rooster in 20 minutes at any time of day.

Have heard wonderful things about Old Town in Alexandra.

Is Ocean Blues a bar or group?

Will make a point of checking out Blue Rooster.
