We are currently in North Port and thinking of moving to the Venice area. I know there are more older people in Venice. Any suggestions for nice neighborhoods with at least some children? We don't want to be in an area where home insurance is too high because of elevation. We also don't want a very expensive HOA and prefer no HOA at all.

There are some nice homes in South Venice that are in the X500 flood zone and you can take the ferry to the beach. There is also a boat ramp and tennis courts and a community center. And no HOA fees. But there is an annual fee for the boat ferry. Most of the other homes will be in a community with an HOA.

What is the x500 flood zone. Is this the same as zone B--once every 500 years?

X and X500 do not require flood insurance if you are obtaining a mortgage. Here is the flood zone designations.
