being a seasonal resident has an effect on your home insurance rate as well

in fact we probably need to amend our homeowners' ins info now that we are here more often...

Lakewood Ranch is becoming nothing but suburban sprawl and lots of traffic congestion.

With your budget you could be most places in the Sarasota area and even Venice. If you have large dogs you could consider a home in a non-deed restricted community and let your dogs out in your own fenced yard. I'm a dog person and would never live in a deed restricted community.

There is a good inventory of new and renovated homes in your price range that are closer to beaches and amenities than most of the new home communities can offer.

Suburban sprawl? LOL...suburban sprawl is defined as unplanned, uncontrolled spread of urban development. That hardly describes the continued growth of an award winning master planned community. I understand that you are in Englewood and it does you little good to have people show an interest in areas outside your location but hyperbole isn't really a trait that engenders trust.

I have two large dogs (60lbs. plus) and I have absolutely no difficulty living in a deed restricted community. There are many homes here with fences. I completely understand why someone would choose to live outside a deed restricted community but, oddly enough, there are many people with large dogs living in deed restricted communities and none of them, to my knowledge, have burst into flames.

Before Englewood I lived in Sarasota for 10 years, and it's still part of my service area, as is Lakewood Ranch. Sprawl is sprawl and Lakewood Ranch is suburban. You can't compare "planning" by a privately owned entity like Shroeder-Manatee Ranch that "approves" new development for profit versus a governmental body. Traffic congestion from existing growth is already becoming a problem for Lakewood Ranch. You might as well live in Orlando or Hillsborough County, in my opinion. Of course, differing opinions here don't seem to be welcome.

I don't have a problem with your opinion and I agree that traffic has been heavy at rush hour in that one little area on University during rush hour. I just disagree with your use (and IMHO incorrect) use of "sprawl". No need to get upset about it, really.

The thing that attracts so many buyers to Lakewood Ranch IS the master planning by SMR. Hence, the "Live, Work, Play" self-contained ranch concept. Of course, SMR doesn't just make a plan and develop as they wish. Everything goes through the county planning folks, the county commission, etc. so I think you may be misinformed about that. I suppose when thousands of people move into a new master planned community, with all of the positive attributes and amenities it offers, it is inevitable that there will be more cars on the road but, really, the ONLY time and place that there is noticeable congestion is on University between Town Center Parkway and I-75 (and Market Street) at the evening rush hour. Now, what will happen once the huge regional mall opens just on the other side of I-75 with all the great stores and restaurants, is anyone's guess but I suspect it will be worse before it is better. I imagine the people living in the Sarasota neighborhoods near the malls there also had to deal with increased traffic and it worked out alright. There's a plan for the University/I-75 interchange so it shouldn't be a bother for long.
