Looking for a recommendation for tile roof company to inspect a home I am purchasing. Looks like there have been previous issues so I want to be sure the repair has been done correctly. Thank you!

No permits pulled. Fannie Mae home they came in and did some roof repairs per the neighbor. I can see the section were the repairs were made as the tiles appear new in an approx. 4x4' section. I would like an independent roofing contractor come in to ensure the repairs were made adequately as the ceiling in the room below the replacement tiles has been repaired.

If you are buying the home, you should have an inspection contingency in your contract. Your choice of roofer depends on which area you are talking about. Roofers are extremely busy and many won't travel too far to do an inspection.

For what it's worth--friends of our daughter are selling their home and got contract.
Inspection came up with some problems w/house's flat tile roof...
The buyer's roofing company choice and buyer came to house when friends were out of town--did inspection w/o their knowledge/ok which meant climbing on roof and maybe going inside--buyer is local realtor has combo to lock box I imagine
His estimate was close to 10k

The sellers used roofer who replaced tile roof for our daughter recently--his estimate was for 3.5k
So third roofing contractor came in--his estimate for 5k
Last two done when sellers were home BTW

Buyer would not accept any estimate but HIS roofer and wanted money vs performance...
They caved--wife wants to move back home and didn't want to put house back on market and hope for another buyer to come along.

So get several estimates--

Selecting a roofer is a tough process because of the high price of a roof. Clearly people want to save money. At the same time, you get what you pay for yet want the roof to last as long as possible.

My recommendation is to go with a larger roofer that is busy. They often get discounts on materials (shinles, metal, water barrier, insurance) because of the quantity they buy. Many of them pass the material cost savings onto the customer. I work with two such roofers for my home inspections (honorable referral). If anyone would like a recommendation please let me know.
