hello we are retired and would like to buy a single family home in the low three hundreds in an area such as Palmer ranch or a smaller golf community. We are looking for something with a HOA so that there is a community pool and a driving range and stores nearby such as grocery and drugstore. any suggestions would be so appreciated. We have just began our search in Florida.
Palmer Ranch looks quite varied and we would like to know how much the HOA fees are for a typical $300,000 home that has access to community amenities. we also would like to know if you can access to golf courses in these communities without paying Country Club fees.
We are familiar with Sarasota and the beaches at Siesta Key and we love that area. any suggestions for something in the surrounding area also welcome thank you so much for your help.

If anyone thinks its a better idea to rent we were like to hear about it, we thought that as well. We thought about renting rate on Siesta Key for a year just to be in the area but it is probably quite pricey even long term. we are also concerned about the price of house insurance and would like to know how neighborhood Palmer Ranch would be for that type of insurance.

First off, you could not have picked a nicer area in my opinion. Palmer Ranch is a fantastic place because it is centrally located, has easy access to stores, golfing and the world-famous Siesta Key Beach. While renting on Siesta Key may sound like a tempting idea, I would suggest sticking with the mainland because it will give you a better representation of "normal" life in Sarasota. Siesta Key is beautiful and no more than 10-12 minutes away from most places in Palmer Ranch.

There are several helpful and kind Realtors on this forum that will be able to advise on specific communities that fit your desired specs. Hopefully one of them will chime in!

Housing insurance becomes more favorablly priced the newer the house is. Newer homes are built more hurricane resistant - specifically houses that adhere to the 2001 Florida building code. Usually this is houses that were permitted on or after March 1, 2002. These homes are built with greater fortifying elements which will protect the house and roofing system in a wind event. If you do fall in love with an older home, there are ways of bringing these houses up to code so that you benefit from the insurance credits. Hurricane shutters or hurricane windows doors and garage doors are required at each opening to be eligible for the Opening Protection credit. Also, the roofing system will need to be connected to the walls with certain metal straps or clips featuring three or more nails. I could continue and bore you with these details! The short story is, the newer the house is, it is more likely to have these features. Also proactive owners of older houses may have added them as well. All of this adds up to a pretty massive saving on your homeowner's insurance. My 1963 ranch house costs about twice as much to ensure as my parents' larger newer house in Palmer Ranch.

Hello,

There are 2 communities with golf courses in Palmer Ranch, Prestancia and Stoneybrook. The TPC Prestancia courses are private, not open to the public. Initiation fees run $4000 - $20k, plus membership fees of $8000 to $45k, and you still have to pay dues/month. Stoneybrook does allow the public to play, rates run $86 in the winter season (Jan - March), $51 off season. Annual dues runs about $3800 when you factor in membership + food/beverage minimums.

Most golf and country club communities will still charge resident members green and cart fees when you play. Plus as a homeowner, you will have annual membership fees and most will also require a minimum dining room food & beverage $ amount/year. It can get pricey, especially when you consider all of the other golf courses open to the public in our area. Sarasota also has a public golf course, Bobby Jones.

Single family homes in Palmer Ranch typically start in the mid $300's for something that was built in the 1990's. Newer construction or brand new construction trends more towards upper $300's to low $400's after you factor in the lot premium and "standard upgrades" most home buyers want in a new home.

Some of the better known golfing communities in our area with homes in your price point incude:

Bent Tree - country club membership optional, they offer winter membership rates
Bent Tree Country Club - Sarasota, Florida Golf - Sarasota Private Club

The Meadows - there are 3 golf courses, 2 are open to the public. Country club membership is not mandatory, they offer full memberships, seasonal and various tiered options.
Home - Meadows Country Club

Palm Aire -- country club membership is not mandatory, they offer various membership options.
Neighborhoods there include the actual Palm Aire plus Mote Ranch.

If you are unsure of where you want to live and are not famiiar with the neighborhoods here, renting first may be a good plan. It is easier to find rentals after the winter season ends, so starting in May.

By the way, I have a brother who is an avid golfer that lives up north. When he visits me in the winter I rarely see him, he is out playing golf on one of the almost 40 golf courses in the area (Sarasota, Bradenton, Lakewood Ranch, Venice).

I would suggest you look at Esplanade Golf and Country Club at Lakewood Ranch. It seems to check all the boxes on your list. Brand new homes ranging anywhere from low $300s. The villas are detached single family homes. Golf club membership is only required in certain areas. However, all residents have access to the golf club. Amenities are resort style and the community is an active lifestyle with full time activities director on site.

We moved to Esplanade in June so I'd be happy to answer any questions you have.

You're going to pay big bucks renting on Siesta during season. You will get a much better deal after Easter, when the snowbirds go back. You might want to check out www.vrbo.com , if you're just looking for a short term rental. Renting is a good idea if you're not too familiar with the area.

Unless you want to be right "in the thick of things" and are fine with some congestion and traffic, I suggest you look a little farther south into areas like Venice, Englewood and North Port. It's a lot more laid back and the beaches are also beautiful. During season it's not uncommon to drive around Siesta for an hour looking for parking. Many of the other beaches to the south are not quite as packed.

Ok, Here are your options. The homes that I picked are all newer than 1990, most 2000 or newer.

North Port
Bobcat Trail- 6 single family homes between $219K-250K. Bobcat Trail Golf Club - Home and www.bobcatcdd.com Gated community with 24 hour security, a clubhouse, heated pool, community center, fitness center, tennis, pickle ball court, restaurant, pro shop, optional golf membership. 3 miles from the interstate. Close to shopping. Bobcat Trail has been rated 4 1/2 stars by Golf Digest.

Heron Creek- 13 homes priced between $226K-$343K, Heron Creek offers a plethora of amenities, including a beautiful clubhouse and restaurant, recreation building, 5 Har Tru tennis courts, a community pool AND a Championship, Arthur Hills-designed golf course. Heron Creek Golf & Country Club - North Port, Florida

University Pkwy area-Sarasota/Bradenton
Desoto Woods- 1 single family home priced at $299K, Located in the community of Palm-Aire Golf & Country Club, a private Member-owned Club that offers optional memberships to enjoy two 18-hole Championship Golf Courses, a 25,000 sq. ft. Mediterranean-style Clubhouse with a grand ballroom, meeting rooms, grille, member’s lounge, golf locker rooms and golf shop. The adjacent Athletic Center includes 10 tennis courts, a fitness center and Jr. Olympic swimming pool. Sawgrass- 1 home available at $340K, Sawgrass is a gated golf course community (the golf membership is optional). Sawgrass has a community Clubhouse and a handsome large heated Pool in a tropical setting, plus a Fitness Center, tennis Court and a wonderful community calendar suitable for all ages. Venice Golf & Country Club- 6 listings from $219K-$335K, This gorgeous community features incredible landscaping throughout, premier 18 hole golf course, tennis courts, fitness center, community pool and upscale clubhouse with dining and Olympic size pool. Thank you for all the information!! Palmer Ranch is definitely an area we want to check out, whether or not we can 'afford' a golf course view or membership. If you live ANYWHERE in Palmer Ranch, are you able to go and use the driving and putting practice facilities at one or both of these golf courses? That is what we mostly like to do ... we can always go to a public course to golf. My husband has knee and back issues and just praticing in a great way to get us out and moving. Also we are currently renting with a one year lease in Leland, N.C. We sold our house in michigan and moved here last November, hoping to settle in this area. Although we are told this winter was colder than most, we still were hoping for a much warmer winter. Knowing that the summer here is pretty much as hot and humid as the summers in Sarasota, we think we would much rather enjoy the warmer winters and access to the beaches in this area of Florida.
So the question was if we would be able to use the practice facilities at Palmer Ranch, even if we were not a member or lived in the golf course section.

Currently we are in a golf community and just love the atmosphere and views.

Although there seems to be adequate medical facilities here, we are under the impression that medical services are very good in the sarasota area and very competitive. Thanks for any thoughts on this.

Palmer Ranch is a beautiful master planned community and there are several neighborhoods I would put at the top of my list if I were searching for a home BUT the popularity with buyers also means homes tend to sell at higher prices than other, similar options in the area.

If you are not set on just Palmer Ranch, you can find homes with golf course views in other golf communities such as The Meadows and Palm Aire but you are not obligated to pay mandatory country club membership fees. Both offer multi-tiered options and summer memberships at reduced fees. Plus, both have golf courses open to the public so non-members can play or use the practice ranges for set fees.

In south Manatee county Heritage Harbour offers Stoneybrook at Heritage Harbour where some homes are on the golf course but the Stoneybrook Golf Club membership is optional. Heritage Harbour's River Strand allows the public access to at least one of the three golf courses. Rosedale Golf & Country Club is another option to live or just to play golf as the golf course is open to the public. Sarasota's public golf course, Bobby Jones, has driving ranges.

If anyone has an opinion on the medical services in the area (Sarasota, etc.) it is our impression that it is as good as anywhere in the United States, for wait, for wait for doctor's appointments and surgeries, and for quality of care. Any opinions are most welcome!
