We have found a house we like in Country Meadows subdivision in Bradenton. I have also heard that the homeowners association is very strict to the point of being overwhelming burden, fining for very minor hoa violations. I don't know if this is true or the person who told me this (and used to live in CM) just had bad neighbors or experience there.

Also is this a friendly neighborhood?

I have friends that live in Country Meadows and yes, you do want to read the deed restrictions before you buy because you will hear from the HOA if you are in violation. Would suggest paying particular attention to parking restrictions. I personally have not heard any complaints about Medallion Homes, I toured the models back when they were building in Country Meadows.

There were a number of homes in that subdivision that were distress sales a few years back, so would suggest checking the sales history of any homes you are considering. Some of the distress sale homes were surprisingly neglected for being just a few years old at that time. On the plus side the lots are larger than what you'll find in a number of similar neighborhoods in the area.

Thanks for the reply Sunshine. Do you know, or can you ask your friends, are there any issues with things and the hoa, such as if I want to plant some fruit trees on my property, or add some hedges for more privacy, etc. I also read need hoa approval for ANY change to exterior of the house, ...paint color, paint the door, put up new lights/laterns outside the garage. ?

Floridahouse, rather than asking owners about their understanding of the rules (which is often incorrect...hence the need for tougher enforcement), it is best to get those types of answers from an authoritative source. In this case, you will want to contact the management company for the HOA. You can find their info here: Country Meadows

Ask to speak to the person who manages the community. That person will be able to answer all of your specific rule and rule enforcement questions. They might also email you the pdf file containing all the rules and regs. If not, you might be able to search the www.manateeclerk.com website for them.

Thanks for your advice bronston. I have gotten a copy of the HOA and asked some of these questions to the HOA managers (PRMI) but am just looking for some replies from actual people as well. Items such as painting door or planting fruit trees all fall under a "need committee" approval in the HOA document, but only someone involvement or knowledge of CM could provide the insite that these approvals are no big deal, or a really pain ITA, and that is the input I'm hoping to hear.

The HOA's management company should be able to answer that for you.

You'd do best to speak to the LCAM. What you want to do above will require an ARB form prior to the changes. If you do it before you get approval you may be hit with a fine. Get your information from the proper source; the documents will spell it out as well, i.e. read the Country Meadows Association documents and you will answer your own question.
