If you're considering Grand Palm you might want to consider Stoneybrook at Venice, IslandWalk (like Macro suggested) and Gran Paradiso.

Did you ask about lot premiums? Most of the Neal lots will have some sort of premium added to the lot, which adds on to your purchase price. If you want to stick to your budget you'll want to factor in lot costs as well.

As agents we have to be careful commenting on specific questions about whether neighborhoods have kids or not (fair housing regulations). I can share that Grand Palm does include amenities such as a playground, basketball courts and a water slide in the community pool. If you want to know first hand what people think of Grand Palm, visit on the weekend and talk to residents using the pool, clubhouse and other community amenities. Current residents are often willing to talk freely about what they like and don't like about their community.

You might be better off starting a new thread but here's a few 55+ communities in the area:

Charlotte County
Kings Gate: This upscale golfing, resort qualified housing for older persons community has all the amenities: beautiful clubhouse with Lion's Den restaurant, heated Olympic sized pool, spacious fitness center, library, tennis and bocci ball. With an activities director on site, there is always something for the young at heart in Kings Gate. Most lot sizes are around 6000 sq ft and the homes were built in the late 90's - 2010.

Rio Villa Lakes: A Dr Horton community. Active Adult Community featuring a 2400 Square Foot Clubhouse with Pool and a Tennis Court. Most homes were built in 2010-2011 but the lot sizes run around 7,000 sq ft.

Treetops at Ranger Point: This is a small, private community with swimming, tennis courts, clubhouse and only 20 minutes to the beach. The Treetops were built form the mid 90's-mid 2000's. The lot size are mostly smaller around 5,000-7,000 sq ft.

Sarasota County:
Cypress Falls at the Woodlands, North Port: This is a Lennar community. Community Highlights Include: 15,000 Square-Foot Clubhouse, State-of-the-Art Fitness Center, Heated Resort Pool & also Resistance Pool, Tennis Courts, Putting Green, Bocce Ball Courts, Ballroom & Meeting Room, Full Time Activities Director, Gardening Pods, Internet Café, Library, TV Room. Most homes were built in 2006- 2013. This community does have a CDD fee that is included in your taxes. The lot sizes are on the smaller size around 7,000 sq ft.

Foxwood in Englewood: Most lot sizes are 4,000-5,000 sq ft. The homes were built in the mid 80's.

Park Forest in Englewood: This is a newer subdivision with homes from 2009-2014. The lot size is from around 5,000-7,000 sq ft. Park Forest amenities include a community heated pool , shuffleboard, tennis courts, a screened picnic area, and a popular clubhouse. Gulf beaches a 10minute drive. Historic Dearborn St with outdoor cafes + shoppes + art galleries, fun nightlife a 5 minute drive.

Park Forest Phase I in Englewood: Many of the homes have larger lots, 7,000-11,000 sq ft lots. Community facilities include heated pool, tennis courts, shuffleboard and much more. Most homes were built in the late 80's.

Park Forest Phase 4 in Englewood: Most of the homes were built in the mid 90's. The community has a community pool, tennis courts, shuffleboard and recreation area. Lot sizes range from 7,000-10,000 sq ft on average.

Park Forest Phase 5 in Englewood: Most of the homes were built in 2006-2013. The lot sizes average around 7,000 sq ft. Park Forest amenities include a community heated pool, shuffleboard, tennis courts, and a popular clubhouse where members frequent for coffee, dinners + plenty of dancing! HOA dues include : New roof every 17 years, new exterior paint every 7 years, Comcast Cable TV, lawn+ shrub maintenance, gray water irrigation, social activity is free. 10 minutes from Gulf Beaches, 5 minutes from arts-y Dearborn St where quaint cafes abound.

Park Forest Phase 6 in Englewood: The homes were built in 2013-2014. The lot sizes run around 7,000 sq ft. Park Forest amenities currently include a new roof every 17 years, new exterior paint every 7 years, a community pool that is heated during the chilly Winter months and chilled for the warmer Summer months, full ground maintenance, gray water irrigation for your yard, Verizon Fios cable. Gulf beaches are less than a 10 minutes drive, and Downtown Dearborn St, hub of quaint cafes and art studios is only a 5 minute drive. Join in the fun with ever-popular, very active Park Forest, a 55+ gated community.

Venetian Falls in Venice: Venetian Falls is known as Venice's #1 Active Adult Maintenance Free Community featuring amenities such as 2 heated pools, one is a resistance walking pool, fitness center, internet cafe, billiard room, outdoor grill area, bocce ball, putting green and a social director for all those monthly activities to please. Close to restaurants, shopping,churches, library, golf, tennis and public white sand Gulf beaches. The homes were built in 2004-2010 and the lot sizes run around 7,000-8500 sq ft.


Manatee County
Cascades: Many of the homes are maintenance free but the lot sizes are smaller. Most homes are 2004 and newer. State of the art 25,000 square foot clubhouse includes a full time activities director, library, ballroom w/ stage for events and entertainment, poker, game rooms, arts & crafts, two swimming pools, one indoor swimming pool, fitness center, six HarTru tennis courts, three boccie courts and much more. Maintenance fee include lawn maintenance, irrigation, 24 hour guarded gate, basic cable, internet, and alarm monitoring. Ideally located with walk-in distance to Publix and shopping. Short driving distance to the airport, museum, downtown and beaches. Low HOA fees. The lots are smaller and most of the homes were built in 2002-2003.

Meadowcroft: Most of the homes were built in the late 70's and early 80's. The lots, however, are larger for a 55+ community. Most are 10,000 sq ft +

River Isles: This 55 and over community offers a wide array of amenities including a clubhouse, picnic area, exercise room, game room, library, swimming pool, and golf course! Located conveniently between Bradenton beaches and I-75, and just seconds away from great dining and shopping. Most of the homes in this subdivision were built in the early 70's and are on the small size. In phase 2 some were built in the mid 80's. The lot sizes run around 6000 sq ft.

River Walk at River Isles: River Walk community has the lowest HOA fee in the area. Clubhouse on the river, inclusive of meeting rooms, game rooms, temperature controlled pool, exercise room, secure mail room. Minutes away from shopping, dining, medical, worship, and the many area cultural amenities, and beautiful gulf beaches. Most of these homes were built in the mid 80's and early 90's. Lot sizes very from 5,000 sq ft to around 12,000 sq ft.

Braden Castle Park: Most of the homes are smaller (under 1000 sq ft) and built in 1925.
