I know all about snowbirds but have never experienced such creatures as we only come down to fla in the summer. That said, we are looking at houses from Sarasota down to PG. We really like NP, even though we keep hearing about it not having a 'downtown'. Not even sure what that would mean.

Anyways, my question is about snowbirds and the probs associated with it. Do all areas I mentioned above suffer from such things or are some areas less affected? Specifically NP, is that a big area for snowbirds?

The biggest problem is that they poop all over the cars.

They are all over, I'm guessing that the closer to the gulf the more snowbirds you'll have. However, why not take a look at the rentals on homeaway.com and vrbo.com and see where most of them are. If there are more in Venice, Sarasota, and Englewood and fewer in NP, then at least you'll have less "rental" congestion in NP.

It really isn't a big deal whether you live in an area with a downtown or not. IMHO, I think it can be a part of bragging that my area has a neat downtown area and beach (if applicable) which is part of the "tropical paradise" living. It's not like you can't drive to these areas and enjoy what they have to offer either.

Statistically, snowbirds are only something like 20% of the winter population. I surmise that it's general tourism - vacationers, not property owners - that make up the other half of the problem. Unless we're calling everyone who doesn't reside in Sarasota a snowbird.
