If you have kids and you want a planned community, there are only 3 in Venice that have a bunch of kids. Stoneybrook, Grand Palm, and Gran Paradiso. When you go to a planned community, look at the amenities. Do they have basketball or bocce ball? Pickleball or playground? Milano, Caribbean Village, no playground, but bocce ball. Unfortunately, the realtors can't help here, but the amenities are a dead give away.

No, West Villages is in North Port. Gran Paradiso and IslandWalk are in North Port.

South Venice is west of 41 and south of the City of Venice and is considered part of Venice. If you're interested in South Venice another area similar to South Venice is Venice Gardens. That's the area east of the 41 Bypass around Shamrock Rd and is in Venice. Google "map of south venice" and you'll see it to the right of South Venice on the map.

South Venice is not considered part of the City of Venice, it's an unincorporated part of Sarasota County with all county services and county taxes only, and is also referred to as a census-designated place (CDP) in Sarasota county. It has no HOA, deed restrictions and a voluntary membership to the South Venice Civic Association. It does have a Venice mailing address, as do some of the other developments further south and east of South Venice, such as Island Walk, which makes it confusing.

I think you can both be technically right and wrong. If you enter North Port on google maps, it covers Gran Paradiso. But even the Lennar website lists it and advertises it as part of Venice.

If you enter Venice on google maps, it doesn't even technically cover the intersection of 41 and Center Rd, but that sure seems like Venice to me.

Personally, everything west of River Road feels more like Venice that North Port, but I guess it depends how technical one wants to get. I'd say for Gran Paradiso and Island Walk, you could make a valid argument for either and both be right.

I was basing my answer on where your property taxes go. The previous poster is right. There is the City of Venice, then there's the unincorporated part of Sarasota called Venice. When you google "map venice fl" you get the City of Venice, not the unincorporated part.

The developers like to say Gran Paradiso and IslandWalk are in Venice and they may have a Venice mailing address, but your property taxes go to North Port. The West Villages is a part of North Port for tax purposes.

OK, so Gran Paradiso and Islandwalk have Venice addresses, but pay tax to North Port.

Is this a good thing or a bad thing? Would there be an advantage if the taxes went to Venice? Why should it be a consideration?

Everybody is right! It has a Venice address........ property taxes go to Sarasota County and a portion go to North Port for rescue and emergency services

I have to agree that having an valid address in Venice and paying taxes in North Port does sound confusing and somewhat of a worry.
If a property is assessed at $300,000 this is how they break it down....Just to give you a idea, hope this helps clarify everything
