Have friends that are looking to buy in Glenn Lakes in Bradenton. Does anyone have any advise / knowledge of this community?
Also another home that they like that is listed on 3RD AVE NW Bradenton. They are working with a realtor but I thought I would come to the experts ....

Sold a house there last year, nice neighborhood. Mix of retirees and working class. Quite a few families as well. If I were going to move to Bradenton it would be on the short list of neighborhoods.

It's a nice community in the West Bradenton area. My biggest concern would be the impact of the huge new development called Lake Flores that is going in just south and west of Glenn Lakes. We're talking 1300+ acres, 6800 residential units planned, plus commercial and retail. Was just out that way last week and there's been a lot of ground clearing going on. So we're talking years of ongoing construction thisclose to Glenn Lakes and there's also the potential resale downside of competing with brand new construction for a number of years to come. If I were considering Glenn Lakes I would spend some serious time researching Lake Flores first.

Keep in mind when they clear land here in FL, they burn. Depending on the wind and proximity, you could have days of smelling burning wood and smoke. That's what's happening in the developments on the east side of Venice. Our development is built out but we still smell the smoke from the nearby developments.

The land being used for the new Bradenton master planned community was previously used for raising vegetables, so no trees or brush to burn. But there is a lot of blowing dust involved at this point in the project, especially south of 53rd and west of IMC Academy, which is close to Glenn Lakes.
