Yes, the "lake front" lots which is what they all are at IW seem like retention ponds. I do like that there isn't anyone right in your back yard but the lots are so close small and close together.

The newer communities seem to have the smaller lots. When we were looking, Venetia and Lakes of Jacaranda- both built between late 90's and mid 00's seem to have larger lots than Stoneybrook and Sawgrass. Venetia and LofJ were in the .20-.22ac category, but the newer communities like Stoneybrook and now GP and IW are .17-.19. I've seen some even smaller. The new Toscana Isles community is interesting with it's big lakes, but you could literally pass a cup of sugar to your neighbor from the side windows. And if you want a pool, better make that decision when you're building because I don't know how you'd get equipment back there after the build. Look at Watercrest. The driveways in that development hardly look long enough for one car not to spill onto the sidewalk.
