It seems the vast majority of the housing is hotels, weekly/monthly rentals and seasonal rentals. Are there people who live full time there? What's it like?

What's the homeowner's and flood insurance situation on the island? I see lots of older homes from the 60's to 80's near the beach and on canals with gulf access that are below a million. But I imagine these homes are not up to code as far as flood elevations and that might be what is causing them to sell at relative values.

Flood elevations don't seem to affect the home prices on the Key but expect to pay a lot for insurance. You want to play you gotta pay.

We would live on Siesta Key in a second, but I've heard (and have read over the years on these forums) that trying to get on and off the key, especially during season, is not fun. We have steered cleared of living/building on SK for this reason. But if you didn't have to get off the key for work or school, then we would be there!

When you live on the Key and work a normal hours job traffic in the morning is very light. In the evening on your return most people are going the opposite way. The people who seem to complain about traffic are the ones who leave the beach at 4:30 in the afternoon. Of course there's more traffic in the winter months,but thats to be expected.

It's interesting when I see a listing for a huge 3000+ square feet home with gulf access canals selling for $875000, the same price or less as a much. much smaller condo with half the square footage.

It's hard for me to understand the value. I think steady rental and seasonal income comes into play with the condos valuing it more as a commercial property than a residential one.

My daughter and husband have lived on SK for 14 yrs. Houses around their street have all sold over a million. They have canal access but a nice quiet street and easy walk to town and beach. Their house is an older house but insurance is not off the wall. Higher insurance than where I live but being on a canal and close to town/beach, makes it worthwhile.
Yes, traffic can be difficult during season which is why I chose not to live there, but my daughter doesn't seem to mind.

Yes, they do. However, as someone mentioned: getting off and on the key during season is appaling...

Lots of people live full time on Siesta Key. There are neighborhoods outside the village with schools and everything.
