Village Green (Sarasota, Bee Ridge, Golf: apartment, rentals, HOA)

I was looking for homes in the Sarasota area. Came across a golf community, not too expensive (my opinion), that may be a 55+ development. Looks like kind of south Sarasota. Any info or opinions on the area?

Right next to Village Green Golf Course is a community called South Gate Village Green. It is a 55+ community. Current listing prices range from $159,900 to $199,900. They are villas and the community has a pool and shuffleboard. The golf course has membership options which are not included in this community. The HOA fee is $340 per month which includes ground maintenance and pool. Association approval is required. This area is a short drive to downtown, shopping, dining, medical facilities, boating and area beaches!

There are actually 3 village Green villa communities, South Gate Village Green, Village Green of Forest Lakes and Village Green. Four if you count the apartment-style condos along Bee Ridge Rd.

SGVG, VGofFL and VG are similar in style, some have garages and others just carports. On many of the garage villas you will find that the garage only has 3 sides -- there's no wall between the garage and your walkway to the front door. Some people don't mind, others find it strange.

There are a number of "sections" and each section has it's own restrictions. Most are the same, but there are some variations regarding rentals, pets. Most of the sections do not allow pets, something to keep in mind if you have 4-legged family members. Obviously, the available listings in the pets allowed sections usually get snapped up quickly when they come on the market.

The monthly condo fees also vary from section to section. Most run from just under $300 per month to $370 per month.

These villas are some of the larger sized that you will find in our area for the price range, especially those where the lanai area has been converted to living space. Most have really large utility rooms with lots of storage cabinets. The downside is that few are fully renovated, so you will see a lot of vintage or older updated kitchens and baths.

Be sure to check the condo docs before making an offer on any of these condos/villas as you cannot assume the condo association is responsible for roof replacement and/or repairs. Not sure about all, but I do know at least several of the units place the roof responsibility on the villa owners.
