Does anybody know anything about this community and the area where it is? Esplanade at Artisan Lakes - Taylor Morrison

It is just north of Bradenton and Palmetto FL.

Let's try this again. I was just putting together a post for this thread and lightening hit near my home, causing my power to go off for a couple of minutes.

Esplanade at Artisan Lakes is located between I-75 and US41 in north Manatee county, it has a Palmetto address.

What are you looking for in the way of specifics about the immediate area near Artisan Lakes?


The community itself is a CDD (community development district). Annual fees run mainly between $800 and $1000. The HOA consists of a master association at $84/quarter and a neighborhood HOA that generally runs around $650/quarter, or $245/mo combined.

As a new home buyer, I would also check out the ratings of the school districts, check nearby zoning designations, proposed zoning changes, etc as well to see if those meet your criteria as they too can have an impact on resale values. Remember, vacant pastureland nearby will probably not stay pastureland.

There is a lot of new construction going on in that area. Here are the ones I am aware of:

The Woods at Moccasin Wallow -- approved for the construction of up to 268,206 square feet of retail and office space, and 340,400 square feet of light industrial space.
Taylor Morrison is planning a total of 2,802 residences at Esplanade at Artisan Lakes.
1,999 residences at Neal Communities' The Villages at Amazon South.
1,600 residences at Eagle Point, a Homes by Towne project.
Morgan's Glen will be a 138 acre mixed-use development.
Neal Communities is also planning a 115,000 sq ft retail commercial development & 270 single family homes in an area between Erie Rd & Moccasin Wallow Rd.

We first looked at this property two years ago. It was really lovely. That being said, we opted to be closer to
Anna Maria Island, in another Taylor Morrison build Palm Sola Trace. Located between Manatee Ave and Cortez off 75th Street. We wanted to be closer to the beach and Sarasota area. (not so sure about that now with Red Tide, but I digress). We were told at that time there was supposed to be construction started on a mall in the area (closer to 75) I wonder if that came to pass. The homes (I believe we saw a Villa Model at the time) were beautiful. The club house and pool were amazing. We were also a bit leary of the Palmetto area, as I haven't heard good things in the past.

Hi, thanks for all the replies.

Sunshine Rules, we are aware of all the fees and costs involved. You are wrong about one thing, "Taylor Morrison is planning a total of 2,802 residences at Esplanade at Artisan Lakes." The # you posted is most likely for the whole Artisan Lakes. The Esplanade will have somewhere in the 850 homes range. They are now building a new family community next door.

We have been to a few of the Esplanade communities around the central FL area. Like what we see.
We now live in somewhat large over 55 community south of Kissimmee (Not the Villages) where we want to move from. Do not care for the area, Too far from most things (shopping, restaurants, etc.).

We understand the this Esplanade is not an over 55 but tends to attract the Active Adult?
So a more family oriented community and good school nearby does nothing for us.

We would like to know more about the area. It seems like there is lots of stuff(medical, shopping, restaurants, even beaches, etc.) nearby. How is the Crime, traffic, etc.?

We were in the area a few weeks ago and liked the layout of the community and the houses. The area seems like there will be a lot of growth? New Publix going up 10 minutes away.

By the way, the clubhouse you saw is not the permanent clubhouse. They just broke ground for the new clubhouse inside the Esplanade Gates. The clubhouse you saw will be used for the new family community by Taylor Morrison being built next door (I forgot the name).

srq57 are you happy overall with TM? How about the Bradenton area?

Whether you have children, are planning to, or are not planning to, it can be advantageous to purchase a home in a good school district.

Studies show that houses in good school districts typically have higher resale values and sell faster. For example, a recent survey released by Realtor.com found that 78% of home buyers would rather compromise on features of their next home in favor of living in a good school district.

Also from that survey -- Overall, nearly 75% of home buyers said that living in a good school district was important in their house hunt, and among buyers with children that figure increased to 91%.

Typically, when housing markets go down, areas with high quality schools are more likely to hold their values.

So, for all of the above reasons, I did mention checking out the school districts as part of the evaluation process in buying a home.
