If an HOA or Condo Board prohibits "businesses" DOMICILED in a residence, that's what it is. Many don't delineate whether you are "online" or in the "garage" - and for good reasons. Many of the docs haven't been updated to consider online businesses. HOA's and Condo Boards have established rights to know what is going on in the community when it comes to business activity, and even some personal/family activities, from things like upkeep or your lawn, fencing, paint scheme, basketball goals, toys left outside, car washing, car repair, mail boxes/locations, cars in driveway, outside cooking, car parking spaces, elevator use, garbage collection, outside decorations, lighting placement/volume, sprinkler systems, planting types/species, types of grass planted and maintained, sidewalks, boat/RV restrictions, and of course special assessments/projects. As yes, around here there are all kinds of illicit activities performed as "businesses" online, within the walls of single family homes, townhomes, apartments, and condos.

Well, we aren't looking to do anything illegal. We're just two, quiet, hard working empty nesters looking to live a different life - working for ourselves instead of a big corporation. I think we'll just focus our search on non HOA communities instead. With so many houses on the market it might actually be helpful in limiting our list of potential homes.

I think that is a good idea. You can always renovate an older home. We live in a non HOA and love it. We can do most anything we want (within reason) here. For us, HOA's are way too restrictive. We only have a couple restrictions over the basic county ones (Manatee).

Use the Sarasota County records link to get any communities documents. They have to file all the deed restrictions with the county, so you can see for yourself what is and isn't allowed without paying the HOA of the community you are interested in.

We want people to know what they are signing up for. The idea that you would charge someone for the documents is just stupid.

Yes, if you don't want governance, then don't buy in an HOA restrictive community -simple.


I know I don't want to live next to or around neighbors who are constantly banging, sawing, painting, screwing, changing oil, grinding, blasting, welding, building, sanding engaging in their BUSEINESS, or some "shady grady" clickity-clicking away on their computer engaging in some marginally legal or patently unethical business either. Nor would I want to live next door to some shady grady running a prostitution ring quietly from his/her home office. I like HOAs, it's a check and balance. Some people think they should conduct themselves in anyway they which when the buy a house...and that's WRONG.
