Overpriced? I looked at one for $145,000.. Can you be more specific, why are they not the best?

Anyone know if building insurance or homeowners insurance is covered by the HOA. it seems most condos associations provide that?

The association I work for covers insurance for the condominium structures & common areas (read outside of the buildings). This does not include insurance for the inside of your unit nor belongings.

Default Carolina Landings is a good community, IMO

My fiance lives there.
Pros- safe neighborhood. Many young families and singles. Pet friendly (to a point. they allow 1 dog and 1 car per unit). Clean, gated. The biggest plus in my opinion if you are looking to buy is that they are 100% fully funded on reserves. This is hard to find with the way things are going today. At last count - Jan 2010 - they had about 15 condos out of 200 in foreclosure. Not bad compared to other neighborhoods. My condo association is at 40% foreclosure.
Cons - not much in the way of amenities. The pool is nice, but the fitness center is a joke and the clubhouse is closed to private parties except by rental for a big fee.
I suggest checking it out in person, but go during the day when the gates are open. Oh, and the units on the interior around the lake are definitely more desirable.

We had an offer in on a short sale at Carolina Landings since Aug and just found out it wasn't going to work out so we purchased at Willowbrook (by KB homes) instead and am so happy we didn't go w/ Carolina Landings- the layout is horrible and the pool is tiny.

Short Sales take forever, and usually end in disappointment. Good Agents inform thier clients of this, but sometimes it does work out.
