Default Punta Gorda area looking for advice.

The wife and I are retiring soon and in our mid fifties. Heading down to Punta Gorda area in a couple of weeks to look at real estate. Looking for any advice on where to look??? Price range we have in mind is anywhere from 150,000 to 250,000. Have heard some bad things about Deep Creek area and some good things about the areas around the Burnt Store Marina. We have friends that live there but are looking for other opinions. We've also been told to check out the Venice area. Please give us the good and the bad as we are quite new at this.

You can find real good deals now in Punta Gorda. Even on the water. Fishing is great down there if you like fishing. Deep Creek , I have always considered Pt. Charlotte. Deep Creek has a Punta Gorda zip.

Hope this helps

Big House has done a tremendous amount of research on the Punta Gorda area and has a lot of valuable info that could be provided.

The Burnt Store Marina area is a very laid back area. Punta Gorda has a great downtown area with many nice shops and restaurants. Fisherman's Village is also another nice place to spend the afternoon poking around.

I would have to agree with kbuild about Deep Creek. It has a Punta Gorda address but is located before the bridge to Punta Gorda and I always think of it as being in Port Charlotte even though it has the PG address.

There are some good deals out there right now, especially if you're patient and have time to really research the area.

I am a native Floridian and wouldn't dream of living anywhere else! Good luck with your home search

Deep Creek is a very nice deed restricted community. Deed restricted means that there are covenants on what type of property can be built and how the homes in the community are maintained.
The result is that you will not find cars on blocks in someone driveway, boat and trailers in yards. The lawns are maintained. Most homes have green space or water behind the house.
There is a very nice golf course in the community. It is convenient to shopping. Walmart, Publics, Ace, gas, restaurants and others are just outside of Deep Creek. There is also convenience store, bank, subway, and K's family restaurant in the community.
In your price range you will find a very nice selection of homes including newly built homes.
Nearby is Harbour Heights community park located on the Peace river. There is a public boat ramp, tennis courts, kids playground, and river side picnic areas as well as facilities maintained by the county.

Burnt Store Marina is a gated community mid-way between Cape Coral and Punta Gorda. There is a Marina and an executive golf course in the community. There are a mixture of housing options. You should be able to find something in your price range. You will have to travel a few miles to get to shopping. There are also Burnt Store Medows, and Burnt Store Lakes. That are not gated and neighborhoods that are similar to Deep Creek.

South Venice is nice community there is a community park with a boat launch and a ferry that will take you to the beach on the barrier Island. The community is not deed restricted. The housing options are more varied. The northern section (closer to Venice Island) would be where I would look. South Venice is were I go to look at chrismas lights.

If you want beach and fishing and golf look in the Venice area.

You could also look into North Port. There are great values in North Port.

Here's some additional info on Burnt Store and Deep Creek:

Burnt Store:
Burnt Store Marina is the only gated community in the Burnt Store area. It features the largest, deep water marina on the southwestern Gulf coast, with 525 wet boat slips, some with up to 100 feet capacity. With over 200 dry dock positions, outside store, a fueling dock and a ship store, this is a boater’s dream. Fish for trout, pompano, tarpon and redfish or relax in a graceful sail boat. Sail Magazine ranked this area as one of the top ten places to sail. The basin is only ten miles to the Gulf of Mexico, and Charlotte Harbor is the second-largest estuary in Florida, encompassing 270 square miles. And there are plenty of other things to do! How about the 27-hole golf course and pro shop, the fine restaurants, community center, gourmet delicatessen, tennis courts, fitness center, walking paths, and a breathtaking view of the sunset over Charlotte Harbor! You can choose from estate homes, condos, villas and town homes. Only forty minutes from the Fort Myers airport, your Burnt Store Marina dream home features beautiful landscaping, spectacular views, a guardhouse with manned security, and all the charm of an old Floridian port. Burnt Store Marina is a true gem!

Deep Creek
The Deep Creek community is a beautiful, deed restricted neighborhood ensconced between the Peace River and Kings Highway in Port Charlotte, FL. Although it is on the north side of the river, Deep Creek retains its prestigious Punta Gorda address. Walk along the winding streets and explore the cul-de-sacs, green space and freshwater lakes. The Deep Creek Preserve borders the northeastern edge of the Deep Creek community. The Preserve is a 2000-acre park with miles of walking trails through the longleaf pine forest. In the future, this preserve may also include campsites and horse trails.

Deep Creek offers the best of nature and Florida. With plenty of open space, and access to Charlotte Harbor and the Gulf Islands, Deep Creek is a tranquil, yet active community with lovely greenbelts and freshwater lakes. Deed restrictions moderate the property values and the neighborhoods are all clean and well kept.

Improve your golf game by playing on a challenging course designed by the well-renowned Mark McCumber. Fish, swim, sail, and ski in the azure blue waters of Southwest Florida, where the weather is wonderfully warm, and swimming and boating are always in season. Shop and dine in nearby Fort Myers and Sarasota. The Deep Creek community is convenient to parks, schools, airports, grocery stores and hospitals. Since Deep Creek is just off I-75, it is also close to airports in Tampa, Fort Myers and Sarasota and an easy and convenient journey for your family and friends. So, don’t be surprised if you have a lot of visitors! The Deep Creek area is a favorite of tourists and residents alike.

Deep Creek sits on both sides of Sandhill Boulevard, and you will find a variety of home styles and settings, including villas, townhouses, single family homes and condominiums. The community is not gated, but it has the privacy and serenity you seek. Each of the two Deep Creek communities is deed restricted and has its own property owners association and board of directors.

In Punta Gorda, you might want to take a look at Seminole Lakes. It's a golf course/lakes, pool, tennis, walled, gated community on U.S.41 just south of Acline Rd. with 490 homes. Monthly maint fee is $120 Homes, were built between 1992 and 2001 There are usually about a dozen or so homes for sale at any time. Price range $170k to $300k They have their own community web site. slccfl.com [does not include homes for sale] There is another community just south of Seminole Lakes called Burnt Store Meadows. On Burnt Store Rd. There's another nice sub-division called Burnt Store Lakes, but not fully developed. It's just north of Burnt Store Marina.
Deep Creek is not in Punta Gorda. It's on the west side of the Peace River and part of Port Charlotte. There are two sections. sec. 20 and 23 I think sec 23 has a POA web site but I don't remember the address.

It's kind of splitting hairs when you are talking about direction of the river. The river comes in from the harbor and heads east and then makes a turn to the north, sort of around Deep Creek. After you cross the bridge it's on the north side of the river, however Deep Creek will be on the east side of the interstate going north.

Politically Deep Creek became part of Punta Gorda years ago when the developers of PGI had Deep Creek annexed to the city of Punta Gorda. So, it has a Punta Gorda mailing address and Punta Gorda utilities but it's geographically only separated from Port Charlotte by Kings Hwy. It seems like it should belong to Port Charlotte.

Your right d4g4m, Seminole Lakes is a nice community and definitely worth checking out.
